Is there is a New Trend in Real Estate

I have been noticing some homes in the Manchester NH Real Estate Market, are staying on the market a little longer. I did not have long to ponder why, when I noticed another trend. I have received quite a few inquiries over the last month where the different people seemingly ask the same question. "Why isn't my home selling?"

 

The first thing to note, is they are not any sellers of homes I have listed. The immediate thought that came to me was, "Why are they reaching out to me?" It did not take long for the sellers to tell me they either saw one my online posts or saw a sign on a home I just listed go from For Sale to Sold quickly.

 

I do ask what their address is so I can look up their property in the MLS. Sometimes the reason their home may not be selling pops right out at me. Take this mornings inquiry I pull up the house and the pictures they put in MLS were deplorable. No clear picture of the front of the house. A few pictures taken inside that were taken vertically, not centered and too dark to actually see what is in the picture. I also found grossly over priced homes. I even found a home that appears grossly under priced. Often a lack of description in the comments. 

 

Over the last many months, the market was so good, that many listings sold in mere days simply due to a massive amount of buyers ready to buy. Things are changing. Interest rates are inching up. The lines out the door are gone. Covid buyers are gone, Waiving inspections in some markets are also gone. 

 

WHAT DOES ALL THIS MEAN FOR HOME SELLERS? They should choose who they list with a little more carefully. It is still possible to list and sell your house quickly and at the best possible price. Choosing a well experienced local agent can have better results. An agent who does not wait for buyers but goes and finds them. I love new agents, however experience matters in Real Estate. There are many policies and tactics that are used by some companies that can hinder your sale rather than help it. Most sellers are not even aware that holding showings for 1-2 weeks until there is an open house can hinder the sale. Waiting 2 weeks to answer offers can hinder a sale. When they do not answer their phone or email, it can hinder your sale. Not assisting you with tips how to get your house ready for showings can also hinder your sale. Passing you off to assistants can hinder your sale. Not knowing what to expect next when selling your home can also hinder your sale,

 

 

BEFORE ANY HOME OWNER HIRES JUST ANY AGENT TO SELL THEIR HOME: They should meet with A GREAT LISTING AGENT. (Not just any Listing agent) One who is "well experienced" who will stand by the through each step of the Selling process. One who will look to see what that home is worth and price it properly. Over "real" advice. Provide a great marketing plan. Lastly, one that makes the seller comfortable through out the selling process. That agent can be ME.

Hello Scott Godzyk 

In all years I have been in this business when homes were not selling, (in any market) it was either price, condition, location.  Adjusting the price would solve the location issue. 

Recently I had such a home that generated many "why is the home not selling?" 

Bottom line, it was the buyers and their agents!  I'm just going to say it ... they did not have the money to qualify for even a 5% down loan.

Hi Scott... I've not sensed this as yet in the Charlotte market with my listings. From where I sit, choosing your agent carefully is important regardless of market conditions. I've seen people spend more time selecting a new handbag than their agent.
