Joan Cox hi Joan... really, this was for the most part a mid-price community built for people who were probably buying their first home or their second home, trading up from a townhome or starter home. Due to location and schools, prices have exploded here.

That is quite a year.  I can't imagine what the leveraged returns would be for those that put very little down on their homes.  They must be very happy!  Thank you for the update.

Raymond Henson, eXp Realty hi Ray... every time I see a listing in Hunter Oaks pop up and see the asking price I'm taken somewhat aback... and then I see the homes sell in what seems like a NY minute at the high price and more.

George Souto hi George... Charlotte region has hundreds and hundreds and hundreds of neighborhoods and I can't follow them all... but Hunter Oaks has to be at the top end of appreciating neighborhoods Y-O-Y.

Hi Nina:

Wow, average prices up 41+% in Hunters Ridge - that's pretty impressive, coupled with all the other changes.

A 41% increase in value is out of sight and will be impossible to sustain I would believe.  That amount of increase would have the greatest potential to have problems will selling down the road

Ed Silva People who buy in neighborhoods like Hunter Oaks typically buy for the long term... it's in a top school district so people buy in with very young kids and don't budge till the last one is out of high school... so they believe they can ride out market conditions.

Endre Barath, Jr. good morning, Endre... we keep hearing about fatigued buyers and yet they keep coming and they keep buying. I'm closing on a home today with buyers who saw their first home with me in December 2020... they kept at it until they found the right home at the right price.
