15 homes sold in Hunter Oaks in the 3rd Quarter 2021, three fewer than in the same period one year ago and three fewer than in the 2nd Quarter 2021. 

 

Average home sale prices were up 41.29% compared with the 3rd Quarter  2020. Median sale prices for Hunter Oaks homes also increased 44.02% year-over-year. Average sale price was $660,056. The median sale price was $661,250 Home sale prices ranged from a low of $534,900 to a high of $882,000 during the 3rd Quarter. Average and median home prices were also much higher, quarter-over-quarter. Average home prices increased some $102,000 over 2nd Quarter 2021. Median home prices increased almost $68,000 quarter-over-quarter.

 

On average, sellers received 105.5% of list price in sale price during the 3rd Quarter 2021 and 104.5% on a median basis.

 

Average days on market were down 93% in the 3rd Quarter 2021 compared with the same quarter one year ago. Hunter Oaks homes took 3 days to sell, on average... 40 fewer days than in the same quarter one year ago. Median days on market were just three days.

 

In the 3rd Quarter 2021, the number of new listings were flat, year-over-year with 11 new listings in both years. For a community with some 1,000 homes, inventory is beyond razor thin.

 

At the end of the 3rd Quarter, NO homes were listed for sale in Hunter Oaks and one home was under contract.

Joan Cox hi Joan... really, this was for the most part a mid-price community built for people who were probably buying their first home or their second home, trading up from a townhome or starter home. Due to location and schools, prices have exploded here.

A 41% increase in value is out of sight and will be impossible to sustain I would believe.  That amount of increase would have the greatest potential to have problems will selling down the road

Ed Silva People who buy in neighborhoods like Hunter Oaks typically buy for the long term... it's in a top school district so people buy in with very young kids and don't budge till the last one is out of high school... so they believe they can ride out market conditions.
