How Important are Your Listing Pictures?

How important are your listing photos? Well how important is a first impression?  Statistics show that an increasing number of prospective home buyers are narrowing the search for their next home by reviewing listings on line.  This means that in many cases they are drawing their first impression of your clients property from your listing images. 

As gas prices rise we can exect this trend to continue to put more and more weight on your images. So, how important are the listing photos?  Let me put it this way. If it were me out there competing in this market for qualified buyers, I would seriously consider hiring a professional photographer cost permitting.

I know what you are thinking.  That's easy for me to say, I'm not the one writing the check each time a listing comes and goes.  I know what you mean. I have been involved in the real estate market as a professional and an investor for over 22 years.  I know that you may not have the time and resources to spring for a pro each and every time.  All I am saying is that listing images are becoming that important. 

Fortunately there is an alternative and that is what this blog will be about.  After 22 years in mortgage banking, I have retired to my studio to develop a process to correct the most common flaws that I have seen in listing photos over the years.  I offer this service to Realtors via my company Marketing Image Optimization, or Mio for short.  Check us out at http:/lightbrightlistings.com.

With this blog though I would like to develop a forum where we can discuss the challenges faced by the DIY Realtor/Photographer.  I invite you to post questions and photographs.  I invite you to post comments and advice.  I invite you to post tips and tricks that you have learned. I invite any post that may be of use to the Realtor who is for whatever reason taking their own listing pictures. 

The wonderful thing about digital photography is that it is never too late!  With software available from Adobe and others, it is possible to improve upon all but the most heinous photographic faux pas.  So let the fun begin!
