Ring...ring.... glances at phone...out of state area code with Potential Spam label.

Let's spin the wheel and see if I get lucky.  Answers phone anyway (because once in a great while the prelabeled Potential Spam isn't spam).

"This is Janine with (fill in company name).  Do you have anyone managing your social media?"

Politely exit stage left.

I know what works for me, and in my case it's NOT paying someone to put up social media content that I don't produce.

Fact is, for the most part, social media isn't really my thing.

I'm not a tik tokker, a 'grammer or pretty much any other social media outlet. 

I have a Facebook business page (stagnant).

Haven't touched our Pinterest pages in a few years.

Why not?

Because I understand what works best for my personality and my target market.

I keep an Excel workbook with tabs for each year that details the source of each closing.

Blog post?

IDX page?

Past client for repeat business?

Referral from another agent?

Understanding what works for us (and keeping an eye out for market shifts) helps me know where to focus the limited time I have.

Blog about THIS, not THAT.  And a LOT of THIS if it works!

Create IDX search pages.  Long tail works.

Add reviews to My Google Business Page and our free Zillow profile.

Sprinkle in the fundamentals (answer the phone, respond to emails) and we hit our target goals.  We're not trying to be the #1 team in our market, but I'm not going to have our CPA asking me "are you SURE this isn't a hobby?" either.

So do you understand where YOUR business comes from or are you spinning your wheels?


Direct mail?


Lead gen companies?

The more you understand, the better you can focus your efforts to get the results you want.

What works for me may not work for you, and vice versa.

Maybe blogging needs to be a part of your strategy, or maybe it doesn't.

For me, what I don't do is just as critical as what I do.  I stopped doing certain activities because they weren't productive (e.g. writing about foreclosures got me calls from people wanting to go to sheriff's sales, and that's a no-pay transaction.  FULL STOP).

I'm an introvert.   I can be with people, be friendly, but when I get home...oooofffff....the exhaustion sets in.  So socializing for lead gen?  That wouldn't be good for me.
We used to get some business from direct mail, but the time & cost it took to produce the content just wasn't a good ROI, so we stopped.

Blogging and IDX pages on our website are relatively cheap.  My Google is free.  Zillow profile is free.  And that collection does the job for me.  I'll continue to clock about 15-2o+ transactions a year while still being full time engineer.

For me it just comes down to time and what works for me.  I know for some Facebook is great.  I did get one purchase client a few years back from it, but mostly people find our blog and Wordpress IDX pages.

Like everyone else, we get these call.  The latest are people who want to write blog posts for us for a fee, of course...or they want to contribute a blog post which has no value to us.  Then they get mad at us, and tell us that we are missing on a great it goes. LOL A

I try to be polite, but brief.  I'm not buying, so best to move on to your next call.   And if they persist, then there's always CLICK and then Block of the number.

This is really good advice. Do what works best for you, what fits your style and personality. If more agents would follow your advice they'd be much better off and a whole lot happier doing what works and what they enjoy doing.

As for calls, I've been able to drastically cut down the number that come in by silencing all numbers that aren't in my data base. And I am so SO happy about this shift as I was being unindated with massive amounts of calls every single day.  I have my life back!  My folks know to text me or leave a voice mail if they need me.  And those spammers....they get blocked from getting through at all.

I get a fair number of the spam calls, but I'm on the other end of the spectrum from your sphere based business.  Our niche leads to a lot of one transaction deals.

And by the way, the calls I've been getting daily now? Tons of them about an application I supposedly filled out for health insurance (I did not) and just a few that start "I'm looking at your FB Business page, are you managing it yourself?" Argh.

I get a lot of the health insurance texts (no thanks, well covered from my engineering job), and of course the agent to agent recruiting texts sent out en masse.  And the number of calls wanting to take care of our websites, our FB page, etc.?  Can't even count those.

I learned certain approaches (at least for me) resulted in phone calls that I didn't want, so I shifted.  Before I write about a particular subdivision, one of the questions to answer is if I'd want to do business there?  If the answer is no for whatever reason, I'm not going to advertise to get clients in that segment.

Yep, get plenty of those calls, and I do not answer. But I answer other calls, even those names I do not know...good thing as I got another referral today when a name popped up that I did not know from out of the area.

I track all my transactions and know where they came from. I didn't always do that but the valueof doing so became obvious. It sure helps to know what's working and what is not.

The nice thing about having so many blog posts out there is we're easier to find for agent to agent referrals.  The overall web presence is much better than it was a decade ago.

I love that calls are now labeled as potential spam and I NEVER answer those calls, haha.  I figure if they are legit they will leave a message.

There are a couple of legit companies I work with that come in labeled spam.  Perhaps it's due to the number of overall calls they make.  I figure worst case I'm on the phone for 60 seconds because true intent is usually revealed pretty quickly based on their script.

I answer all incoming calls. You just never know. It takes all of a few seconds to just hang up. I’m nowhere near as organized as you, but i have a “seat of the pants” idea of what works for me… and i adhere to those things religiously.

That's basically my approach.  An unwanted phone call will be apparent very quickly.  At worst I'm out a minute or two of my time.  I'll add to BLOCK list and go back to what I was doing.

I like this post because it is not really about "spinning the wheel of success" to see if you get lucky. It is what I say all the time to people who ask me to do something out of my niche or line of expertise, which I got from my old boss who would say "don't spin your wheels!" or in other words go with what you know. Otherwise you become mired in an activity that uses up your time but produces no actual income or takes to long to accomplish that there is no money in it to be made.

Exactly.  I dropped foreclosure information posts because it was leading to no business.  I REALLY don't like short sales, so I won't post about those.  I'm not an investor's agent, so that's off limits too.  My preference are home buyers and sellers that need help with their "regular" residential home needs.  If they're in our low maintenance housing niche, even better.
