The inventory of single family detached homes remains limited in Carlsbad compared to demand, which has resulted in homes selling quickly, with a number of homes selling over asking price.

SALES OF 4-BEDROOM HOMES IN 2021 YTD
384 4-bedroom homes have sold in 2021 (40% of the 955 total detached single family home sales).
The average time on the market was only 12 days; the majority of the homes, 63%, went pending in 1 week or less, a good indicator of competition and quick decisions by buyers, a common pattern.
Sales prices ranged from $685,000 to $3,800,000, with an average sales price of $1,504,154, and a median price of $1,475,000.
Carlsbad home buyers were able to negotiate the original asking price, however the majority, 83%, paid full price or higher for their new homes, a reflection of the limited inventory, competition and multiple offers.
