It may be due to a growing household, a desire for multigenerational living options, space for an at-home office, or maybe room for regular guests. A 4-bedroom (or more) can provide that much needed space.

As of this writing, there are only 12 days of inventory of 4-bedroom single family detached homes, based on the rate of sales for the last 3 months, a very strong sellers’ market. 4-bedroom homes currently make up 1/3 of the total inventory of detached single family homes for sale in Carlsbad.

Currently there are no 4-bedroom single story homes available. If you are flexible regarding bedrooms, there is a 6-bedroom single story home priced at $1,625,000.

 

Active listings vary in age, from 1960 to 2018, plus 2 new construction homes, 1 due to be completed in 2022. Both homes offer water views.

44 pending homes with list prices from $970,000 to $3,195,000

Homes were on the market an average of 17 days

55% went pending in 1 week or less

SALES OF 4-BEDROOM HOMES IN 2021 YTD

384 4-bedroom homes have sold in 2021 (40% of the 955 total detached single family home sales).

Sales prices ranged from $685,000 to $3,800,000, with an average sales price of $1,504,154, and a median price of $1,475,000.

 

Carlsbad home buyers were able to negotiate the original asking price, however the majority, 83%, paid full price or higher for their new homes, a reflection of the limited inventory, competition and multiple offers.
