The lender keeps us informed when the application is complete, when they ordered the appraisal, any needed items, and any possible chance of delay or change in closing.
The title company confirms the process of what items are still needed, including but not limited to the pay-off information, title issues, mortgages, surveys, whether a POA is required, verify documents, date, time, place of closing, and provides a preliminary CD for review.
Confirm the time and payment form, give clear explanations for defects, timely turnaround, and complete easy-to-understand reports.
The Realtor® is the orchestra conductor. We lead and stay in touch with the coop agent, lender, title personnel, HOA, coordinating and staying on top of all inspections and deadlines.
In my opinion, what makes the best, the best is communication. Positive updates are just as important as those that cause concern.
