With 2022 coming up just around the corner, many agents are finding themselves in a bit of a stalemate or in bit of a slump. Can I depend on my previous clients for future transactions or will I need to find new ones?
What can an active agent do in this market to get some sales or prep for the next sales upswing?
Below are 5 surefire ways to prep and proactively take action now for a better new year.
1. Get Your Google My Business Listing To The Top
If you don't have an active GMB in 2021 or by 2022 then this is not for you. Everyone else take note. So let's say you already have a GMB listing but you only have several reviews. ( less than 20 ) Or perhaps your GMB is buried and you are ranking low for certain real estate terms. What can you do?
Offer something of value in exchange for a review. That review that customer leaves does not have to be from a sale transaction! Many agents just ask for a review after a transaction but why not ask for a review from something like for a CMA report, foreclosure list or new construction list, current market report, or?
Think outside the box here for your given market. Maybe you are a land specialist or commercial agent. What is it something of value you can get out of potential or current clients to leave you a review now? Comment below for ideas too!
Once you get 5-10 reviews you will notice a huge bump in your Google My Business Listing. Don't stop at 10 reviews go for 50 or more! Here is a dedicated post I did a while back for Google My Business for agents.
2. Install and Nurture Comments on Your Site To Outrank Other Sites
You blog and write on your site which is great. Market reports, local happenings and so on. Do you know what is even better than your own blog post? Having real user generated comments. That's right a comment section is a bonus SEO boost for your site. I have seen so many sites ranking with just comments alone!
For example: Let's just say you are hovering on page 2 in google ( or maybe you are on page 1 but very low on page 1 ) for a certain keyword dear to your heart, but you just can't seem to budge to the number 1 position where all the traffic is. What can you do?
Get some real users to comment on that post with the keywords you are trying to rank for. If you are using wordpress, you can use the native wordpress plugin already available. Just be sure they are real users posting. Make sure to use comment plugins that google will actually crawl and cache though. Some comment plugins like disqus plugin which is not cached by google will not boost your site.
3. Convert External Links to No-Follow on Important Pages
Links going to external sites and crosslinking is good for your site but you can gain a slight boost by using the no-follow or sponsored attribute. Wait, don't get lost here let me explain what no-follow and do follow links are.
The difference between a Dofollow and a Nofollow link is that a Dofollow link passes PageRank signals (some refer to this as SEO or link juice), and a Nofollow link doesn't. That means links like links to a virtual tour or links out to NAR, facebook, which are on your site are boosting the other site and not yours.
If you look at your real estate IDX site, in the footer you will notice a textual link. Something like "powered by showcase IDX or, provided by IDX broker. Highlight that text and inspect it to see if it is a do follow or no follow. See video below.
Well, that link is most likely a "do-follow" link. And how many MLS listing pages does your site have with this link? Most likely in the thousands. Passing all that link equity juice away from your site to the IDX site.
Now, think about all the other links going away from your site going to other sites, like inspectors, loan officers sites, social media and so on. I'm not saying to remove those sites but just convert them to "no-follow" or "sponsored".
A nofollow backlink should be used when you do not want to pass link juice to, or endorse the linked website. Other situations where you might want to use a nofollow link would be for sponsored links, affiliate links, or user-generated content.
4. Get Vlogging on Youtube and Be Consistent
Did you know many agents get leads from youtube for FREE? How and Why? It's where everyone is today consuming video.
Video content, especially on YouTube, makes building people’s familiarity with you much easier. Find your niche and be a specialist in it!
Youtube videos develop 3 key things that make people feel much better about buying from you – know, like & trust.
People want to KNOW who you are at some level
People want to LIKE you for one reason or another
People want to TRUST you because you show up
Approaching marketing from this frame of mind will help you shift to seeing YouTube content vas an investment towards your future. Another way to invite people to become more familiar with you and what you offer.

5. Actively Maintain Your Site
Below is a graph of a real estate site that got deindexed. Meaning the site is not found in google at all. This can happen for a number of reasons. It can happen if google sees you just have a bunch of MLS IDX pages like every other agent in town and no unique content to your name. You are gone. Google hates the same copied content in their index so it will just de-index you.
How many IDX pages do you have in the google index compared to your blog posts? Is there a ratio? On average I see agents have 5000-30000 IDX pages on their site and about 50 blog posts. How unique is that in Google's eyes?
Building a site and maintaining it's SEO is a continuous process. It needs a monthly checkup at the minimum.
When you have a newer website it takes time to build up trust and authority in google. So don't freak out and make changes. Just add to the site. Don't keep blogging because everyone says so. Share quality content. Make sure you are branded on both Facebook, Twitter and the Like. Don't put all your effort just into your website. Go to where the buyer and sellers are too. Get on youtube, run some ads there. Do some postings in google my business as well.
