Wow - thanks for the wonderful welcome - this is fantastic!

Marketopoly is titled: The Definitive Guide to Beating The Real Estate Recession and Winning at The Game of Investment Real Estate.

The book details the fact that despite a "national" real estate recession, all real estate is local.

You can't buy or invest in a "national" property, you can only invest in a local property.

And in order to understand local market conditions you need to understand the ongoing relationship between the supply (listings) and the demand (sales) trends, also known as the month's supply of housing.

It is this indicator that will reveal which markets are still appreciating, others that have bottomed out and are now positioned for a rebound, and still others that will continue to lose value, at least in the short term.

The reality is, past appreciation, good or bad, is never an indication of future appreciation.  It is not any way to base your investing and buying decisions off of. 

What we are seeing now, is that many local markets are indeed at a bottom, but that this local information won't be communicated effectively by the NAR, OFHEO, or Case-Schiller for another 12+ months because they are looking at trailing data, year over year past appreciation, not current trends or leading data like the month's supply of housing.

Additionally, the book goes on to detail that appreciation is merely a feature of investment real estate, the actual benefit is your overall return on your investment.

It reveals why 5% appreciation can produce a better overall ROI than 8% appreciation.

How certain investment properties can produce 8-14% annual cash on cash returns even if the property never appreciates.

My goal was to provide a very realistic, unbiased, and compelling roadmap as to the how, when, what, and why to invest in real estate despite the national headlines. is currently showing sold out but the distributer sent out a fulfillment order to them on Friday 6/27.
