5 Things a 1st time homebuyer should know before looking at homes

When it comes to buying a house, there are a lot of steps that you will want to know about before you start looking inside homes. Most homebuyers start their home-buying process by searching online for homes. This is a BIG mistake because most buyer really have no ideal how much or what price range home a bank or mortgage company can qualify them for. Most buyers also don't know which loan program is right for them and that is why the 1st step is to get pre-approved for financing before you step out to look at any home.

Something a lot of homebuyers don't think about is that the first home they purchase isn't likely a forever home. This is especially important because, in most cases your first home is your first step as a homeowner. Keep this in mind when you are determining the features and amenities you are looking for in your 1st home. It is a good idea to plan for the minimum features you need such as the minimum number of bedrooms, baths, your desired location, school district and make sure you select an affordable price range that you are comfortable with both financially and also based on the amount of updates the home might need. Make a list of your must have features and try your best to focus on that list when you and your real estate agent are searching for a home.

Timing is super important! If you are planning on buying your first home you will want to give some thought to the timing of your transaction. A professional real estate agent will help guide you through the process by asking you a lot of questions. These questions are usually to help you overcome possible challenges that can come up relating to the timing of your transaction. Some examples of timing would be allowing enough time to give your landlord the required notice to vacate your rental without incurring a penalty. Some other things to pay attention to is the amount of time your mortgage lender quotes you for your home loan from the loan application process all the way to closing. When do you need to obtain your insurance estimate for your escrow account, how many days to you have for a home inspection, will you get possession of the home you are buying at closing or will you have to wait a week or two for the seller to vacate. This is only a partial list of some of the ways timing can play an important role during your home purchase.

Choosing the right real estate agent can make all the difference when it comes to having a smooth home buying experience. Your real estate agent can also be your connection to reputable lenders, inspectors and other service providers who you can use during your home purchase. A top agent can also help you overcome potential obstacles and the best agents know how to avoid those obstacles before they ever occur. Your real estate agent will be able to guide you through the home buying process and make the process smooth and easy.

Communication with your real estate agent will make a massive difference when it comes to buying your first home. Be sure to share with your agent what is causing you to want to make a move and purchase a home. Your motivation to buy a home can help them better serve you especially if you are under a time crunch. If you need to have your new home purchase and you want to be living in it before the holidays...you NEED to make sure they understand your timing urgency. Also, make sure you share with your agent any specific features you need in your new home and let them know the price range that your lender has confirmed you need to stay within. An example of this would be that your lender pre-approved you for a $200,000 homes. If this is the case, make certain your agent knows this so that they can build your customized home search for homes in the $150,000 to $200,000 range so that you don't miss out on any new listing that that matches your home search criteria and fits within your pre-approved price range.
