Gilbert AZ Real Estate Housing Market Report - October 2021

Here is the most recent Gilbert AZ Real Estate Housing Market Report for October 2021:
 
The average sales price of Gilbert homes continues to fluctuate up and down every other month since July. After reaching an all-time high of $600,279 in August, September dropped back down to $579,102, which was a significant decline. After only the third decline this year, October saw a nice increase in the average sales price, back up to $594,658.
 
At the same time, after increasing for 15 straight months, the average sold price per square foot of homes in Gilbert has dropped from $260/sf last month to $258/sf in October. This is not a significant change, although it may be a sign that the large increases in home values over the last year and a half may be starting to slow a little.
 
The days on market in Gilbert increased for the fourth straight month, from 19 in June, to 20 in July, to 22 in August, to 23 in September, and now 25 DOM in October. This is the fifth increase in the last six months, but the DOM is still extremely low, which means that homes in Gilbert Arizona are still selling very fast!

That's some interesting information on Gilbert Az real estate Troy Erickson AZ Realtor (602) 295-6807.  I think we are starting to see the same thing here in Central Ca, still rising prices but maybe a little less agressive this year.

Yes Jim Patton, there may be some relief for home buyers, although prices are estimated to continue to increase for 2022, but at a slower pace. We just need more homes to come onto the market.
