Why Are Home Prices Continuing To Increase In Greater Charlotte Area?

Real Estate Agent with Coldwell Banker Realty

If you've been asking yourself why home prices continue to increase and if we might be in a housing bubble... the simple answer is that it's all about SUPPLY & DEMAND. We are NOT in a housing bubble. We simply don't have enough housing inventory to satisfy buyer demand and haven't had enough for several years now. I repeat, we are NOT in a housing bubble as some would have you believe.

In today's housing market, the extreme imbalance between supply and demand is driving up home prices. It's that plain and simple.

Prospective buyers who are waiting for home prices to drop before buying can expect a pretty long wait. For example, in the Charlotte region we still have less than a one month's supply of housing inventory as of October 2021. That is an extreme seller's market. We would need to have four months of inventory just to experience a balanced market; and six months of inventory to make it a buyer's market. Right now, there's nothing on the horizon that would indicate we will see such significant increases in inventory in the Charlotte region.

We might see a slower rate of appreciation in home prices in the coming year, but prices will continue to increase so long as inventory is tight. And don't forget that housing affordability will further be impacted by a gradual increase in mortgage interest rates, as well.

Let's connect to discuss how Nina Hollander with Coldwell Banker can tip the scales in your favor as a homebuyer.

Home prices and mortgage rates are forecast to rise. Let's connect so you can sell your house and find your next home before it costs you more to move in 2022.

Sheri Sperry - MCNE® thank you, Sheri. I keep seeing news reports about the housing bubble... it really irritates me as it starts frightening people and we are not in a bubble.

Raymond Henson, eXp Realty thanks, Ray... my market has less than one month of housing inventory and some parts of the region barely over a half-month... that is a healthy seller's market.

Kathy Streib thanks, Kathy. I've noticed that many agents don't really follow the numbers and don't spend time figuring out what's behind them.

The more anxiety a buyer demonstrates and with a large cash reserve they will push the prices.  It can be small but after a reasonable amount of time, the appraisers have to do their job and they can't see that a buyer added $60,000 to the price to get the house, all they see is what the house sold for.

Nina Hollander, Broker - you have provided a clear explanation for the current housing market, especially economics: Supply & Demand! These are great learning lessons for all! People who are lucky enough to buy or bought in 2021 or previous recent years have a lot to be thankful for, and that's for sure!

Patricia Feager, MBA, CRS, GRI,MRP good morning, Patricia... the concept of supply and demand is actuall quite simple... for some reason media wants to keep pushing the bubble story instead of the supply and demand story.

Nina Hollander, Broker - I watched a good late-night documentary recently and they made a point to say journalists today are not true journalists and don't do their jobs like journalists were trained many generations ago. They made a point to say, reporters are not doing the viewers quality service or honest reporting. What they have is a job, teleprompters, and made to look youthful and pretty but there's nothing up there in their heads about the actual story.

Hi Nina:

Great post to help buyers and sellers understand what is going on in the housing market, and the concept of supply and demand - it's pretty straightfoward.

I've heard the words "housing crash" being mentioned now and then, too, along with "bubble." I expect it will continue.

Jeff Dowler, CRS hi Jeff... I guess it comes down to headlines that sell... but I find it problematic when it starts generating concern among home buyers and sellers. That's one reason I refuse to read the papers anymore.
