If you've been asking yourself why home prices continue to increase and if we might be in a housing bubble... the simple answer is that it's all about SUPPLY & DEMAND. We are NOT in a housing bubble. We simply don't have enough housing inventory to satisfy buyer demand and haven't had enough for several years now. I repeat, we are NOT in a housing bubble as some would have you believe.

 

In today's housing market, the extreme imbalance between supply and demand is driving up home prices. It's that plain and simple.

 

Prospective buyers who are waiting for home prices to drop before buying can expect a pretty long wait. For example, in the Charlotte region we still have less than a one month's supply of housing inventory as of October 2021. That is an extreme seller's market. We would need to have four months of inventory just to experience a balanced market; and six months of inventory to make it a buyer's market. Right now, there's nothing on the horizon that would indicate we will see such significant increases in inventory in the Charlotte region.

 

We might see a slower rate of appreciation in home prices in the coming year, but prices will continue to increase so long as inventory is tight. And don't forget that housing affordability will further be impacted by a gradual increase in mortgage interest rates, as well.

The more anxiety a buyer demonstrates and with a large cash reserve they will push the prices.  It can be small but after a reasonable amount of time, the appraisers have to do their job and they can't see that a buyer added $60,000 to the price to get the house, all they see is what the house sold for.

Nina Hollander, Broker - I watched a good late-night documentary recently and they made a point to say journalists today are not true journalists and don't do their jobs like journalists were trained many generations ago. They made a point to say, reporters are not doing the viewers quality service or honest reporting. What they have is a job, teleprompters, and made to look youthful and pretty but there's nothing up there in their heads about the actual story.
