Welcome - model home tour today with Lisa Delzompo... Last week we did the smallest plan 1874 and each plan number is based on the number of square feet in the home. There are three plans and each of those plans at KB’s Skyview is three stories. So today we’re talking about the plan 2057 which is the middle plan of the three. We’re going to take a look at the various amenities within the home, number of bedrooms, all those kinds of details, as well as the community details and amenities that are going to be available once the community is built out.

Remember you’re allowed to have an agent represent you on the purchase of a new home and you need to walk in for your first visit with your agent to make that happen we can protect you in certain ways by helping you understand the contract and by negotiating certain amenities and upgrades depending remember the new homebuilders price these homes across the whole set of homes factoring and that a certain number of buyers are going to have an agent for any given him the price does not change depending on whether they have an agent so if you walk into buy a new home you can do so for the same price whether you’re unrepresented or represented. The agent can help you then negotiate through certain of a deal terms, understand what the contract is providing and help make the process more smooth. The plan 2057 has 4 bedrooms, 3 1/2 baths and the option to select an office, den or flexible space. The 2057 has two car garage spaces; in fact all three of the plans in Skyview have two car garages. These are single-family homes, attached, so they look like townhomes sharing one or two walls with the others. Skyview ridge is a gated community adjacent to Palos Verdes Estates.

When I visited they were still in the building process and so the exact kind of gate system was not clearly apparent at the time. Skyview will have community recreational facilities, including community pool, spa,B and fire pit, as well as a fitness center and outdoor barbeques.

Again these are single family homes with private yards. The community will have trails with hiking trail access, and the community is near a public park with a playground. Skyview at Ponte Vista San Pedro is convenient to the nearby award-winning Taper elementary school, commuter-friendly with access to Highway 1 and the 405, 110 and 710 freeways.

Last week we took a look at the base model the 1874 with fewer upgrades than this week’s model. So this week’s selection shows upgrades that can be chosen.

Also, you should be aware that under current California energy regulations, new homes will have to be built with solar panel,s and the number of panels will depend on home size and climate zone. The cost of those panels will be added on top of the price of prices quoted; you should know that the cost of solar is going to be in addition to that. So let’s take a look around this lovely model home possibilities for homes in this location. They’re newly built for either your family or as an investment if you’ve been looking for an investment that’s near Palos Verdes or San Pedro area that you’d like to own and rent out.
