I love being a listing agent but in today's real estate market, I have been able to play the opposing roles in two transactions as a buyer's agent. There are always differing opinions on whose role involves more work when agents get together whether in person or on social media.
Having been lucky enough through my 25 plus years in the business to play both roles, I can tell you that they both have easy and tough parts. Both roles can be equally challenging depending on the specific transaction. As all agents know, every transaction is different. To an outsider they make look the same but depending on the cast of characters, the type of home, the type of loan, condition of the home and/or location - challenges are bound to happen no matter what side of the transaction you are on. Even a all cash deal can turned into a nightmare!
Nothing has been more challenging this year than finding listings but trying to get an accepted contract can be an equally long and arduous task. I have worked with several buyers and in all cases it has taken months and many rejected offers to finally hear my current favorite 3 words in real estate: "Offer is Accepted!"
Bring out the bubbly, jump for joy, hugs for everyone - an accepted offer in today's multi-offer situation is truly music to my ears!
