The community of Vista is located inland in North San Diego County, bordering Oceanside, Carlsbad and San Marcos. There are diverse housing options in tract home communities, rental complexes and 55+ communities, as well as in rural settings with large lots and in many cases great views.
There are mixed use and agricultural areas in Vista, plus a growing and changing downtown offering a wide range of shopping and dining opportunities and plenty of services. Major commuting routes (the 15 and 78 freeways) are easily accessible, plus there is a wonderful Farmers Market every Saturday at the Vista Courthouse Complex on Melrose – it’s worth visiting on a regular basis to buy fresh produce, prepared foods and so much more.
It’s important for buyers and sellers in the Vista housing market to understand the current local market conditions so they are able to make educated decisions about buying and selling Vista homes for sale.

94 homes sold in Vista in October, 24% fewer sales than last month. Here’s the breakdown of activity.
Single Family Homes Sold
71 (down 21%); 18 Average Days on Market; Average Sales Price was $846,644 (up 1%); Average sales price was 102% of original asking price
Condos, Townhomes & Duplexes Sold
23 (down by 1); 10 Average Days on Market; Average Sales Price $527,389 (up 3%); Average sales price was 103% of original asking price
There were significantly fewer home sales in October than last month, especially for detached single family homes – attached home sales were about the same. The average sales price was slightly higher for single family homes, and for condos, townhomes and duplexes.
The average marketing time was several days longer for single family homes, but about the same for condo, townhome and duplex sales. Sales prices ranged from $360,000 to $1,927,777.
Buyers might be curious whether Vista homes are selling quickly. The answer is yes, with nearly half the homes, 49%, going pending in October in 1 week or less. This means it’s essential for buyers to be prepared to make quick decisions for touring homes they like, and to decide on offers, in order to not miss out on those opportunities that fit their needs.
While some buyers were able to negotiate home prices down from original list price, a significant number of buyers (69%) paid full price or more, a good indicator of competition and multiple offers. This is important to remember for your offer strategy in order to be successful.
The MEDIAN sales price of the single family homes was $765,000 (down 7%), and $505,000 (up 5%) for condos, townhomes and duplexes compared to September.
At the end of October there were 56 homes for sale in Vista, 6 fewer (down 10%) than last month, and ranging in price from $549,900 to $1,998,300. This represents an inventory of 20 days for single family homes (versus 22 days last month), based on the current rate of sales over the last 3 months. There was only 1 townhouse for sale when this report was compiled. Vista continues to be a very strong seller’s market, especially for condos, townhomes and twinhomes.
86 new listings came on the market in October, 2 more than last month! 88 homes went pending in October, excluding homes that closed, which was an increase of 11% from September. The Vista housing market was busy for sellers and buyers.
