Give Thanks to the "Garden Gnomes" In Our Yards

Thankfully those Garden Gnomes in our yard are always there for you, a source of stability, but do you actually communicate with them? You may have questions about real estate about such as "What to fix up on my home" to add to your personal enjoyment or make your home sell and not sure whom to ask?

You could ask me as your personal REALTOR® or you could ask the usually reliable but sometimes erratic "Garden Gnomes". You prefer to start with the garden gnomes, you say. OK, OK. Your REALTOR® is busy and the Garden Gnomes are sitting around outside, in where else, your garden. Wisdom awaits...

Walking into the garden, the Garden gnomes meditate and answer the question, "What should I fix up on my home?"

What is the best thing to do in order to sell a home? What would you do?

Garden gnomes have their own ideas of what to look for in a home....do they mesh with your needs or a buyers if you are selling? However, those fun loving garden gnomes may be living with the new owner of your home so it may be worthwhile to get their opinions.

Decisions Decisions! What shall I fix up on my home next? Garden Gnomes love turtles

This can be perplexing decision. What do you want to personally enjoy in your home and your garden gnomes? Or....what do buyers consider most important when buying a home? Whch choice does one make?

If you love your home and do not want to ever move....maybe a built in HO Train set going from room to room or possibly a private bowling alley or room with a turtle aquarium (a favorite of garden gnomes...see above). Maybe you or your garden gnome will love these... but these will not attract the majority of buyers. Garden Gnomes like pools, but you may not get your money back when selling.

What do "Buyers" want when choosing a home?

Top 10 things that buyers and even 'Garden Gnomes' may want

Source: MarketWatch, Steve Kerch , Paul Cardis, CEO of Avid Ratings, which conducts an annual survey of buyer preferences, identified these must-haves in new homes:

1, Large kitchens with islands
2. Energy efficiency, including energy-efficient appliances, super insulation, and high-efficiency windows.
3. Home offices
4. Main-floor master suite
5. Outdoor living space, gardens, fountains, ponds (Garden Gnomes like)
6. Ceiling fans
7. Soaking tub in the master suite and/or an oversize shower with a seating area
8. Stone and brick exteriors rather than stucco or vinyl
9. Community walking paths and playgrounds (Garden Gnomes like)
10. Two-car garages, but three-car garages are even more desirable

Of course the 'Garden Gnomes' may have # 5 and # 9 higher on their list.

Hello Jeff - I can see the importance of a garden gnome when some reflection time may be needed - just to "talk things out with yourself".  However, their advice may not be the best simply because "they are available".  Local real estate knowledge like you can offer is worth the wait.  But don't wait too long.  Happy Thanksgiving.
