Do you ever get the sense that the spirit of co-operation has been lost in the transactions, or is it me? The last few deals I have experienced the agents have been a nightmare to deal with or was it me?
They did not go to the Home inspection with their buyer. I don't know I have seen ads on TV showing the benefits of using Realtors. The ad showed a buyer being out of town and having their agent handling the Home inspection for them. Now some agents say they do not go as it is too much liability. I don't get it maybe it is me, but I find it difficult to read a report . If I am there I can ask the inspector to explain so I can see just what the problem is. The little item can stay little and we can keep it in the right perspective .After all, the buyer is buying a used house not new construction. If it is a big item we can also keep it in the right perspective for the buyer . No house is perfect, even new construction. I had one agent tell me well my buyer is not asking for new appliances so why are you taking it so personally. Again, maybe it is me.
Buyers agents seem to think as a listing agent, I have super powers and know everything. One agent called me on a Sunday morning reading me a paragraph of the condo bylaws and asking me what it meant and said as a listing agent it was my responsibility to know. Number one, I would not assume to know, but would try. It was 9 AM on a Sunday morning and I had no way to find out but from what she was reading to me sounded like it was written when they were first built as there was not antennas there any longer there was cable TV. She proceeded to say if I was a responsible listing agent, I would know the answer to the question. I don't know, maybe it is me
I had another agent calling me asking me if the electrical work was done. The buyer wanted to know if it was done. I told the agent I was meeting the electrician on Monday and all the work would be done. I had a call on Wednesday that I did not have a chance to return asking if the electrical work was done . Thursday I had an email saying that I was unethical because I did not return their call and if I wanted to do business in the future I had better return their call - You bet I returned their call with a piece of my mind how many times do I have to say the work was done . I don't know, maybe it is me
Here we go again, my sellers are going out of the country They are not attending the closing. The title company was kind enough to send the sellers the deed and sellers affidavit directly to them with a return package back to the title company. The sellers called me to tell me they received the package. They were taking it over to the notary they lived out of State . They were amazed that the title company sent a return envelope for them to send back. How thoughtful of them and they wanted me to know they sent it back Friday morning and settlement was Tuesday afternoon, so there was plenty of time for overnight delivery.
Tuesday morning I get a text message from the buyer's agent telling me the an email was sent to him and he forwarded to me to contact my seller the package was not there the title company said find out how they mailed it. I called back and said You need to tell the title company they need to find out who prepared the deed. They are the ones who sent the return package and they can track the package . The sellers left the country and cannot be contacted plus they do not have the tracking # the title company does . NO IT IS YOUR SELLER YOU DO IT - I am telling you what to do, I have forwarded you the email now do it they said and hung up on me . I don't know, maybe it is me
I did not feel it was my responsibility and I do not like being spoken to like that, but I do have a fiduciary duty to my sellers, so i called the title company explained what was going on and she said no one has even explained to her the sellers were not coming to the closing . She would make some calls and call me back. Thirty minutes later she called me back and said she found the package it was on a truck on the way to her office . She apologized for any confusion and said when the papers arrived, she would call me as there was no sense in me coming until they arrived. The other agent, she informed me was outside her office and she would inform of the situation. Maybe it was me ? No way!
i also had a transaction with an agent that called my seller she represented the Buyer. She worked in the same office at the time and had access to my sellers phone number. I was going in the hospital for an in and out procedure and the sellers knew this. The agent took advantage of the situation called the seller and said she I was in the hospital and could not represent them and she was now their agent - when I approached her with this and other problems on this transaction the response I received - liar liar liar and she hung up on me - I don't know, maybe it is me
What ever happened to respecting your fellow agents?? Just because the market is tough who said you can be full of disrespect. I have seen agents publically humiliate listing agents because they did not close their agreement of sale of Facebook . How unprofessional do you think you look. How unprofessional do you make our profession look . Oh well, maybe it is me
In Pennsylvania we sign a letter of cooperation with the buyers agency that we will pay them a commission and how much because we are the listing agency. Yes the agreement of Sale specifically spells out who represents whom in the transaction. The letter of cooperation is a separate document. In the spirit of cooperation why point fingers at each other. Let's work together and get the work done . I don't know, maybe it is me
I have had transactions with some agents where everything goes so smooth because there is none of this stuff. If they know something I don't they do it and vise versa. I have dealt with new agents where I did the whole deal and met with their buyers helped them with letters for lenders no complaints on my end because I remember being that new agent and someone helping me . That is in the spirit of cooperation . I don't know, maybe that is me
I had a deal with an agent where his buyers, agreement on his house that was sold in order to buy the listing had fell through. We worked together to make the deal work. We knew we could do it and we did we worked together, cheering each other on as a team . Knowing as professionals, we could make it work and we did. We got the job done, I don't know maybe it's me
Perhaps when we take continuing education classes we should add The Spirit of Cooperation if they do not have them. Let's work together and do the work, we can do it and still meet our fiduciary obligations. Leave your egos at home in a jar or somewhere else they really do get in the way. A house is a home we can work together and still each work as a specified agent and fulfil out fiduciary duties
When I give my word something will get done, it gets done, I value my reputation and integrity I get extremely insulted when It is questioned and yes that is when it is me .
