Waterford is located in Oakland County just west of the City of Pontiac. Waterford Township is what I would call a middle class community that has both blue collar and white collar workers in it. Waterford has many starter homes. You will find hundreds of ranch homes and bungalows that are less than 1200 square feet. The homes in Waterford Township are usually reasonably priced compared to the Clarkston or West Bloomfield. The schools are better in Clarkston and West Bloomfield. Crime is also just a little higher in Waterford.
Waterford is in Oakland County, Michigan. It is a popular city that has a population of about 72,000 residents. This city is known as the Lakeland Paradise, because of the 34 lakes it has to offer its residents, businesses and visitors. There are many beautiful lakes like Maceday Lake in Waterford and so many wonderful lakefront homes. Waterford is what I would call a middle class community. You are not going to find lots of luxury estate homes here. It is a very solid community with good city services. community. The average home value in Waterford is $144,700 and the average household income is $54,731 in 2013. I have another whole page on Waterford real estate on this site. The total area of Waterford is approximately 35.5 square miles. Waterford is approximately in the center of Oakland County. The neighboring communities are the City of Pontiac, The Village of Clarkston, The Village of Keego Harbor, White Lake and West Bloomfield Township. Waterford is 30 miles northwest of Detroit and only a 45 minute drive from Downtown Detroit or about 40 minutes to Flint. The township of Waterford is home to many lovely parks and recreational spots where you can hang out with your friends or family members during leisure hours.
If you are considering on moving to the Waterford Michigan area then you have come to the right place to learn a little more about the township and the real estate. I myself would consider Waterford Township to be a starter community. The majority of homes in the township are in the 1000 to 2000 square foot range. Yes there are some larger homes but over all the homes are smaller. You are not going to find huge mansions or large lake estates. There is a gated community in the township and some beautiful homes in the 2500 to 5000 square foot range, but they are not in the majority.
Waterford came into existence way back in 1834 when Michigan was first being settled. Of course with all the lakes and the Clinton River it was a natural place to settle to build a sawmill and a gristmill. The early settlers depended on water to provide power. Today Waterford calls itself a "lakeland paradise in the heart of Oakland County". It has many beautiful all sports lakes Waterford lies in the almost center of Oakland County with Telegraph being to the east of the township, M-59 running through the center of the community, and I-75 to the east. Pontiac, White Lake, West Bloomfield, and Independence Township surround the township. The M-59 corridor is the heart of the city.
If you are looking for a less expensive place to live and do not want to be in Wayne County then Waterford Michigan is a good alternative. The majority of homes are on city water and sewer. The majority of roads are paved and with the easy access to I-75 and M-59 getting to Troy, Rochester, Birmingham, Southfield, or Auburn Hills is easy for work. The property taxes are not outrageous. It is a nice town to live in. DTE Music Theatre, Clarkston are only a short ride away.

Like most of metro Detroit's communities it is a safe community. You are not going to find gangs running the neighborhoods, drive by shootings, or street muggings. Yes like most of Metro Detroit Waterford does have random crime, but you have that in all cities. I would recommend Waterford as an lower cost, starter home community or for buying a lake home. If you have questions call, text, or email me at (248) 310-6239. I live in White Lake down the street from Waterford so I know the area well.
