As you can see from the charts, the numbers of Sold properties is above the 5-year average, the number of New Pending Sales is above and the number of Active Listings is below that of the 5-year average. This low inventory continues to be a challenge throughout the DC Metro Area. Very few homes are sitting on the market.
March's inventory of homes for sale was a bit higher than the 5-year average with one month of inventory on the market. The number of new listings entering the market in October was also slightly higher than the 5-year average. The uncertainty around the pandemic may be part of the reason.

In the last graph above you'll notice the median sales price is quite a bit above the 5-year average. To me, there is something wrong with this data because there have not been homes for sale for $256,000 in at least a decade. .

The Days on Market in October 2021 at 3 days, is longer than the 5-year October average of 1 day. It's clear that buyers drove the prices up in October as compared to the 5-year average for the month because there were no sales this month.
