Promoting Accessory Dwelling Units (ADU) in Maryland is an ideal solution to expand housing opportunities. Many states  have passed laws that allow multiple housing units to exist on a lot that was formally established as a single family property.

An ADU is like a second back yard house or "Granny Flat". A home owner could utilize the ADU as a long term rental to offset mortgage payments or have In-Laws move in , but not literally in their house. This is a great way to help fill the housing shortage, expand the affordable housing stock available, increase density while limiting urban sprawl, and provide home owners an additional source of income on their existing investment.

 Endre Barath, Jr. I remember reading a number of your blogs on ADU's when California first approved their legislation and it seems the approvals are taking longer every where these days.

I am laughing at Endre Barath, Jr. comment.  Los Angeles is notorious for its approval system of anything.  Most of the time when we had our commercial real estate firm, it took hiring an expeditor to zig and zag through the approval process, and it still took time...

It is interesting. I am wondering what the net affect ADUs will have on the entire real estate market for years to come. Will kids stay home and not buy a house? will seniors move by kids to save money? Will fewer sales hurt the market as ADUs become more popular?

Funny but, I just sent a link to an ADU to my husband yesterday, Buzz. I'm trying to talk him into adding one or two to our lot and doing Airbnb there. Our lot is large enough and a granny flat is too small to house a 'big party' as is often the fear of those who own Airbnbs here! I think it could be a fun project - and money maker!

Great information about ADUs. I am glad most states are taking steps to accommodate these to help solve the crisis that we are experiencing with many people being pushed out of our market. The low end just keeps going higher and higher with each passing month.
