In Oswego, IL for November, 2021 we finally saw a drop in closed transactions in the single family detached category from 48 sold homes which is a 20% drop from 2020's 60 sold homes. We had 52 closed sales in October, 2021 so not a major decrease in sales.
This is pretty normal for the 4th quarter as weather, holidays, shopping and family time take precedence with most buyers.
As of today, 12/7/2021 we have 43 available listings:
New - 4
Price Change - 5
Active - 34
We have 69 under contract and 3 pending. So far only 8 listings have closed in December with an even split between listings sold at list or above list (50%) and less than list price (50%). Certain homes are still selling above the asking price despite fewer buyers in the market.
Check back in January to see how the final market numbers worked out for December. Will the beginning of 2022 bring an early "spring" market like it did in 2021? Will interest rates stay low? Are you going to be ready to sell your? Will you finally take the first step to becoming a homeowner?
