What is a South Carolina Wood Infestation Report ( Termite Letter , CL 100)
It is a report of visible infestation and damage caused by insects such as termites and beetles, and decay in accessible areas of the structure. The inspection for wood decay fungi is limited to the part of the structure below the level of the first main floor. Sometimes it may seem odd the report shows wood decay to the lower portion of the door frames when it is above the first main floor. The definition of "below the first main floor" includes the lower portion of door frames, bottoms of doors and similar features. The report informs the buyer and the lender of the results of the inspection by a Pest Control Operator.
The report answers questions such as:
Where was damage found
What caused the damage
Is there any visible evidence of infestation
Is there any visible evidence of previous treatment
Are there any obstructions or inaccessible areas which cannot be
inspected
Was a builder contacted to assess the damages
The above items are on the first page of the report. The second page provides the area to comment on the items checked on the first page. It will also include the notes on inaccessible areas or obstructions. Sometimes there are graphs and or photos included with the report.
The report is good for 45 days in South Carolina.
I just thought it would be informative to have a series of blogs on the Wood Infestation Report. In my experience, so often there is confusion about what it is and isn't .
