Always Kick Start Your Day In a Good Way!

---Patricia Feager

As the weather is inclined to get a bit nippy this time of the year, my favorite place to warm up and kick start my day is at the cottage, the most  unusual coffee shop I know called Kimzey's in Argyle. Right now they are offering seasonal holiday specials, such as 1) Blueberry Coffee, 2) Peppermint Coffee) 3) Spice Coffee. I loved them all! None of them tasted like anything offered in other coffee shops.

Sitting in front of the fireplace at Kimzey's posted on this blog post, meeting with clients or reading is fun on cooler days and always goes well with a delicious cup of coffee. I read all of these female author's books and enjoyed finishing "The Four Winds," by Kristin Hannah at Kimzey's Coffee House.

Gas prices at the pump in between Argyle and Flower Mound was $2.87 per gallon yesterday, on 12/12/21 at Lone Star Gas Station. I was thankful I had the red light to snap this photograph! Every penny saved helps when you want to treat yourself to a cup of coffee or any purchase you make today! Argyle is a lot more country than Flower Mound.

No matter where people go or who you meet, it seems as though everyone wants to know what's going on with the housing market. I'm always prepared when caught off guard when meeting new people. Current marketing conditions is something I pay attention to, even when I don't have buyers or sellers. For the last 30 days in November and the first 13 days of December, Flower Mound has 25 active listings. List prices range from $370,000.00 to $6,900,00.00 with an average of $815,744.00. The least expensive has 1,024 square feet, built in 1940. To tell the truth, it is very rare to find a property built before 1985 in Flower Mound. Not counting active listings, 14 homes are already under contract, 21 are contingent, 59 pending, and a total of 111 homes sold between November 1 and December 13 for a minimum of $270,000.00 and a maximum of $4,500,000.00

In Argyle there are 46 active listings: Minimum $644,153.00; Maximum: $12,232,999. (7 with acreage). Contingent: 1, Option: 10, Pending: 48; 41 sold. Minimum: $318,900, Maximum: $3,200,000, Average: $690,235. Argyle is a growing community, currently growing at a rate of 3.84% annual, located in Denton County (same as Flower Mound).

The sun shines at the current temperature this morning at 10 a.m. at 57 degrees with temperatures to rise up to 71 degrees today, with a high of 78 by tomorrow. I hope you kick-start your day by planning, preparing, and making something happen! Patricia Feager here, signing off for now.

Hello Patricia, Blueberry coffee, can not say I ever heard of that one but now I will have to figure out how they make that.

I wish we had a coffee shop like that locally.  Seattle is the "coffee capital" but most of the coffee shops in my area are branded, or drive through.  I love the idea of a coffee and book, in a cozy atmosphere.  O rsharing it with someone, and a nice conversation.  Enjoy and thank you for sharing!

I could go for a large mug of that peppermint coffee.  It sounds delicious!

Patricia I can imagine how spice coffee would taste, but blueberry and peppermint coffee goes a little beyond my imagination.  ☺️

It's kind of that flower mound, chestnuts roasting on an open fire, Netflix and cook time of the year and you seem to have captured that perfectly

Hello Patricia - one of the points you made in your post was interesting to me when you discussed the inventory of homes in the Flower Mound and Argyle Texas area and the rarity of properties built prior to 1985.  It's almost the opposite in many parts of the Pasadena California market.  It's not uncommon for relocating buyers to see neighborhoods where there are single family residences dating back to the early decades of the 20th century.

Not only is sticker shock an issue but so many other factors come into play.  As we listen, we definitely learn more.

The coffee shop you mention looks like an ideal spot for conversation and lessons learned from them.

Good morning!

That coffee shop certainly sounds interesting. I would never have even thought of combining blueberries or peppermint with coffee!

I don't remember hearing about the town of Argyle before. Do they have sock events? haha.

Enjoy your day!

Weather from 57-71 degrees sounds pretty good to me but if it gets colder then that coffee shop sounds like a good place to hang out at.
