Gas Experts Everywhere

By
Real Estate Agent with Friestad Realty

Here in Shreveport and Bossier City, it is like 2005...everyone is all of a sudden a expert!  I remember back to 2005 when everyone was an expert on the real estate market.  It seemed like everyone either had a real estate license, previously had a real estate license or was getting a real estate license!  Remember those days?  I call that the Hay day of real estate in Shreveport.  Homes were selling in one day for full price, FSBO's were just as successful as agents and support companies like mortgage, title and home inspection companies were opening up at an alarming rate!

Now that Chesapeake Energy has declared Shreveport and Bossier a hot spot for natural gas, named the "Haynesville Shale" we are beginning to see "experts" everywhere.  Everyone seems to be land men these days, and those who do not want the title land man, they are starting companies that claim to help others get more money from the oil companies.  My favorite hoax is struggling real estate agents claiming to be experts in leasing of sub-surface rights, AKA mineral rights.  It has gotten so bad in Shreveport that even one agent has self published a book on how not to get ripped off on lease agreements, as if real estate agents have to graduate Law School these days or have any business giving legal advice.

Whatever happened to the day that we learned a trade, got really good at it and stuck it out during the good and bad.  I have come to realize that some people are just attracted to being pretenders in an effort to take advantage of the general public ignorance.  It makes sense on the surface that Real Estate agents would be experts in Oil and Gas leases...wouldn't it?

If you are reading this and you are in the business of Real Estate, let me encourage you to learn all you can about your trade and get real good at it.  If you are the general public and looking for advice on leasing sub-surface rights, I suggest hiring a competent attorney and run from the fly by night experts that are asking you to give them money for information you can read in the local paper.

If you are looking for an awesome Real Estate Company...look no further!  www.FriestadRealty.com

Wow sounds like it is an wild times with all the gas experts in you area. This reminds me of a time when one crazy broker, in my area, who was actually getting Alzheimer's, started telling all the farmers that he had a big connection with farmers moving here from South Africa. These parties were going to by 500 farms as the story went. The broker told them they needed to list their farms, selling the cows, and arranging auctions. The SF sale never came, later that broker was sent to a nursing home instead of jail, yikes it was sad for those who bought into this.  As the old cliche goes: If it looks to good to be true, it usually isn't! I Might be able to make a good blog post out of that story.

I agree.  The best agents are "well-informed" and are true resources for their clients.  They conduct their business in the highest level of professionalism.

So glad to hear Shreveport doing so well. I love the area! Down here in New Orleans everyone is still a "recovery" expert or a contractor. Good luck to you!

Anyone want to buy one of my books?:

(1) How I guarantee you to sell your home in 2 weeks for Above Appraised Value!
(2) How to RECLAIM the mineral rights you accidentally sold off
(3) How to buy Foreclosed Property direct from the REO Loan Officer for 25 cents on the dollar
(4) How to buy real estate with 150% financing and walk off with profit at closing
(5) How to Drill for oil on your Neighbors property LEGALLY!

NAW......Just spoofing!!!  I get so sick and tired of all the hype con artists!  There ought to be a Con Artist Jail where they all go to !

LOL, but reminds me of my brother-in-law that lives in the "sticks" telling me why congress can't accomplish anything...the Republicans have the MAJORITY in the Senate.  WOW...I wonder how long it takes to pipe in TV signals where he lives LOL

You are right on!  I was in Atlanta during the "HAY DAYS" of real estate and I had so many people telling me to move back and broker mortgages here in Shreveport.  Those Realtors and Lenders opening shops left and right.  Now, most of those guys are gone and I'm here brokering mortgages...good times!

Scott...it just hit me you're in Shreveport.  I LOVE that city!  I used to manage the Quail Creek Apartments for about 13 years.  I've been gone about 11 years now though but love the city and people.  And food...wow...you've got the best!
