Will Real Estate prices come DOWN in 2022?

The "Fed" released it's plan for 2022 and it may shake up the Manchester NH area Real Estate Market. It was disclosed they plan on increasing interest rates three times in early 2022. Higher Interest rates are on the horizon. That means as a Home Buyer, the amount you are approved for could be less next year than today. In simple terms, it will cost you more for less of a house. 

 

HOW WILL THIS AFFECT SALES PRICES? Typically you would think that when interest rates rise, values start to decrease. However nothing is typical with our market or market forces. Look for Real Estate prices to continue a slight increase into 2022. Lets look at the market forces. We still have more Buyers than there are sellers. We have a roaring economy within the State of NH. No income or sales tax is spurring new and expanding businesses. Perhaps the leading factor of a lack of homes for sales, is Home Sellers who say they can not sell as they do not have a place to go. The balance of those home owners staying they would not move say it is based on the instability of the virus and politics.

 

WHAT DOES ALL THIS MEAN? If you are looking to buy a home. It means buying now will get you more home for a lower monthly payment. I can help with that. If you are looking to sell your home. It makes now the time to sell. When interest rates start to rise, there is no doubt it will decrease the amount of buyers looking. Interesting. I don't see prices coming down. They're still going up in the Greater Raleigh area.

 Our market is still running on hot and homes that aren't 'overpriced' are still selling fast with multiple offers.  Our economy is on fire much like yours, lots of building going on, lots of new businesses opening, restaurants are packed. I did listen to the Fed chair for a bit yesterday and frankly I'm glad he's backing off with putting more money into the system to curb inflation.

Only time will tell how the increase in interest rates will impact markets.  There are so many other factors that will play a role as well.

Scott Godzyk there is always a possibility of home prices coming down, BUT there is NO sign of that happening here in CT anytime soon.  It is far more likely prices will go up in 2022 and not down.

Yes Scott weather plays a roll in this time of year staying upbeat as well as many visitors in town wanting or thinking about a winter home purchase. 


Albeit it was only 40 early this morning.  That is cold for us!  BRRRRRRR :)

Hi Scott.  I guess it’s bound to impact the market a bit. With that said, prices have softened slightly.  Hard to know if it’s just seasonal adjustments.
