Here’s a summary of the Cardiff real estate market for December 2021 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). There were only 5 sales in December, 4 fewer than last month and the lowest number of sales in a month all year.
Single Family Homes Sold
2 (down by 5); Average Days on Market was 2; Average Sales Price was $1,765,000 (down 21%); Average Sales Price was 100% of the original asking price
Condos, Townhomes & Duplexes Sold
3 (up by 1); Average Days on Market was 5; the Average Sales Price was $1,393,333 (up 39%); the Average Sales Price was 102% of the original list price
The overall volume of sales in Cardiff dropped from last month, with a decline for single family detached homes, but 1 more sale for condos, townhomes and duplexes. The average sales price was lower for single family homes (no doubt due to the sale last month of 4 homes over $2M which raised the average price substantially), but was significantly higher for condos, townhomes and duplexes (there were only 3 sales). Sales prices ranged from $710,000 to $2,695,000.
The median price for the 2 single family home sales was $1,765,000 (down 35%), and was $775,000 for condos, townhomes and duplexes (3 sale - $710,000, $775,000 and $2,695,000).
At the end of December 2021 there were no homes in the Cardiff housing market with an Active Under Contract status, the same as the last 4 months.
At the end of December there were only 4 Cardiff homes for sale, the same as at the end of November. These listings range in price from $2,495,000 to $6,495,000.
There is almost no inventory for condos, townhomes and duplexes as of this writing – just 1 listing. There are 15 days of inventory for single family homes (up from 13 days last month), based on the rate of sales over the last 3 months.
The Cardiff by the Sea housing remains a very strong sellers market.
While some buyers were able to negotiate their sales price, 3 of the 5 buyers paid full price or more for their new homes. If you plan to buy there’s a good chance you will be competing with others, with multiple offers likely, especially given the very limited inventory. Buyers should be prepared to make decisions quickly since 4 of the 5 of the homes went pending in 1 week or less, with 1 taking only 9 days to sell!
6 Cardiff listings came on the market in December, compared to 5 in November. 7 homes went pending in December (not counting homes that closed escrow), versus 7 in November. It was a fairly quiet month for sellers and buyers, and not a surprise given the holidays.

Because of the small number of sales in Cardiff by the Sea it’s risky to draw firm conclusions about pricing, or other trends. Tight inventory and strong buyer demand resulted in a competitive market, with some homes going pending quickly, often in less than a week, with multiple offers, and some over-asking sale prices.
Keep in mind that average sales prices are significantly impacted by sales of either high and/or low priced homes each month, especially when sales volume is low as it was in Cardiff.
