This video will give you a checklist to start your learning curve on rules to follow for renting out a house, or renting out a house for the first time. One idea I didn't mention in the video is to hire a property manager just for putting the first tenant in, usually paying that property manager monthly for one year after that from the rents (4-10% usually, depending on your area). But don't just hand everything over to the property manager. At each step, get a copy of the form(s) and really read them. Note what boxes are checked. Ask what questions they ask folks who inquire. Ask and learn how they do the credit and background checks. When a deposit is collected, go learn all about handling deposits in your state, starting with asking the property manager maybe as a jumping off point.
