Solana Beach is an affluent coastal town south of Encinitas and Cardiff by the Sea. It’s one of the more expensive communities along the North San Diego County coastline.

The following data are taken from the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed to be reliable at the time this report was published, but are not guaranteed.
In December 15 Solana Beach homes sold, 6 fewer (down 29%) than last month, a trend seen in other nearby communities. Here are the details
Single Family Homes Sold
8 (up by 2); 33 Average Days on Market; Average Sales Price $2,628,875 (up 19%); Average Sales Price was 100% of original asking price,
Condos, Townhomes and Duplexes Sold
7 (down by 53%); 23 Average Days on Market; Average Sales Price $1,441,428 (down 4%); Average sales price was 96% of original asking price
Overall sales volume in the Solana Beach housing market for December declined, with 2 more single family detached sales but substantially fewer condo, townhome and duplex sales. The average sales price for single family homes was higher (no doubt due to all 8 sales being over $1.9M which substantially raised the average); the average sales price of condos and townhomes was modestly lower than last month.
The average marketing time for single family homes and for condos, townhomes and duplexes was several days shorter than last month. 60% of the homes sold in 1 week or less - many buyers clearly made quick decisions about touring homes and making offers.
Plenty of buyers negotiated their sales prices down from original list price, however 67% of them paid the asking price or higher.
Sales prices ranged from $745,000 to $6,400,000. The median sales price of the condos, townhomes and duplexes in December was $1,450,000 (up 2%). The median sales price of the single family homes was $2,055,000 (down 6%).
At the end of December 2021 there were only 8 homes for sale in Solana Beach, ranging in price from $1,899,900 to $16,999,000. This is a decline from the 11 available listings last month!
Solana Beach has an inventory of only 6 days for condos, townhomes and duplexes (compared to 5 days last month), and 25 days for single family homes (down from 1.4 months last month) based on the rate of sales over the last 3 months. Solana Beach remains a very strong seller’s market.
There were no Active Under Contract listings in December, the same as last month.
In December only 6 new listings came on the Solana Beach real estate market, about half the number of new listings as last month. The number of homes going pending (excluding homes that sold in December) also decreased, with 7 pendings compared to 9 last month. It was a quieter month for selling and buying, no doubt due to the holidays!
