County Club Villas backing up to the Apple Valley golf course at Hwy 18 just off Rancherious, are a unique HOA in that includes your water, trash, septic, and most of your landscaping. There is a community area that the residents use as a gym. The 2080 sq ft condo type home sold at $307,000 which is $147.84 a sq ft.
The Estates located on Apple Valley Rd, near Tussing Ranch, are 4-5 bedroom homes built in the early 2000’s. On average, they are better than 2500 sq ft. The lots are generally under .5 acres. There were 7 sales reported, all 4-5 bedrooms. The lowest sale was $445,000, the highest was $540,000. The average home sold was 2644 sq ft., and was on the market for 23 days. IT SOLD FOR $184.72 A SQ FT.
Happy Trail Villas on Highway 18 and Kiowa. Two story townhome type homes, with a common area that includes a pool.
There were 2 sales that were on the market for an average of 26 days. The homes were 2,029 sq ft., and sold for an average of $273,500.
Jess Ranch off Bear Valley Rd and Jess Ranch Parkway, an over 55 area with a variety of homes, ranging from apartment type condos, to garden homes, duplex type, to single family homes. There were over 90 sales starting at $87,000 and topping at $430,000. The average home sold at $193 a sq ft. and was on the market for 18 days. The HOA fees vary according to the type of home you buy.
Paseo La Cresta are the 2 story townhomes style homes off Apple Valley Rd north of Hwy 18.
The HOA has a nice pool, basketball courts and community area. There were 5 sales. The average home was on the market for 22 days, was 2357 sq ft. and sold $370,000.
Quail Run Estates off of Yucca Loma has a lower than average HOA and large open floor plans.
There were 7 homes sold. The homes average 3,188 sq ft. The homes sold for a range of $465,000-$735,000. They averaged $192.09 a sq ft and were on the market for 46 days.
Ridge Estates, West of Apple Valley Rd at Siskiyou. A community of custom homes, many with great views in the Upper Desert Knolls.
There were 11 sales. $420,000 on the low side, $788,000 was the top sale with an average sale of $543,408. The average home sold was 3,215 sq ft and was $168.66 a sq ft.
Roxbury Estates off Apple Valley Rd near the Ashwood Golf Course had 3 sales; the average home was just over 3400 sq ft. and sold for $686,633. It was 187.96 a sq ft. and was on the market for 39 days.
Sun City/ Solara/ Del Webb is an active over 55 area with multiple recreation areas, multiple pools and gyms with a variety of other options, clubs and activities. There were about 80 sales with the average price per sq ft being about $220 a sq ft. with the average home being about $375,000. The average marketing time wa about 2 weeks,
The Verandas could be a bushel of fun with apple streets names. There were 5 home sales. The average home was 3,202 sq ft. and sold at $189.59 a sq ft. The homes were 4-6 bedrooms and sold between $550,000 and $655,000.
Vista Del Sol on the cusp of Desert Knolls, overlooking the Victor Valley, has a new home section that is not reported to MLS. There were 10 sales. The average home was 3,453 sq ft. It was on the market for 30 days. They sold for $523,000-$650,000 for an average of $169.03 sq ft.
Wyndham Rose in Apple Valley is an over 55 community with walking trails in between Sun City and Jess Ranch. Ten homes sold in this development. The average home sold was 1548 sq ft. for just over $309,000 at just over $203. a sq ft.
