THE FOUR P's OF SELLING YOUR LISTINGS!

There are four simple things that go a long way when trying to get your listings sold.

Price - Probably the most important aspect of selling is the price.  You can have the shabbiest shack or the nicest mansion in the world, but if the price isn't right you are going to have that listing for a while.  If you price a property right the first time, price reductions don't become an issue. Be stern with your buyers, it may be better to not get the listing than to get it and waste your time and money on something you can't sell.

Presentation - With record numbers of homes sitting on the market, your listing needs to stand out.  It needs to be clean, preferably staged or nicely decorated, not cluttered, and well maintained and manicured.  Taking great pictures for your MLS is also important.

Promotion - You cannot over-market a home.  You need to put it online, on flyers, in emails, and in the mailboxes of potential clients.  You should eat, breathe, and dream about ways to promote your listing in new and interesting ways.

Prayer - DO NOT UNDERESTIMATE THE POWER OF PRAYER!  God loves Realtors.  But truly reaching out to God about a property can have a powerful and miraculous effect.  Try it, what have you got to lose.

Thans for the invitation to ActiveRain.  I enjoy this much more than the MySpace posting groups; it's much more professional.

This is a great post.  I like #4; the power of prayer is there.  My wife and I prayed for intercessions from St Joseph when we sold a building in Phoenix 3 years ago (as well as buried him upside down- an old Catholic tradition).

People other than old Catholics use St. Joseph too.

I've been out in a few back yards with my little statue, a shovel, and the official prayer.

http://www.ourfather.com/ is a good source of official St. Joseph home selling statues including the official prayer.

Prospective seller: "We really like your listing presentation and marketing plan, but we need to pray on it."
Agent: "Who do you think sent me?"  :)

I quite agree Adam. I always say a prayer when I have a listing ... God listens to those who ask. And lately, I've had to go back to the St. Joseph statue for help...this is some market and we can use all the help we can get. My seller was a little skeptical but she ordered one and is willing to give it a try.

We all need to bring God into our lives a little more! Thanks for reminding everyone.

My advice would be to get the listing paperwork signed BEFORE mentioning the St. Joseph statue to the Seller.  If they look around furtively and start backing away at least you already have the listing!
