Vancouver WA Condos For Sale - November 2021 Report

Continued Easing for Unit Sales; With Sales Price Continuing to Rise Slightly for Vancouver WA Condos in November 2021.

Although Unit's Sold have been sliding, we are still in record territory overall for the year. Prices for the short-term trend is matching the rise of the long-term trend-line. Active Inventory slides to an extremely low 0.3-month's worth of Supply. Here are the key points for this month:

  • The Short term Condo Sales Price (3-Month Moving Average) gained just under $5k and is now at $338,270; which is up 14.16% compared to the prior November; and the 12-Month Moving Average is up 13.28% compared to the prior year;
  • 62 Resale Condominiums were sold, which is down 9 units compared to November 2020, and 25 fewer than last month;
  • REO/Bank Owned Condominium sales came in at 0 units (0% of total); no change from 0 (0% of total) in November 2020.
  • Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0% of total) in 2020.
The Active Inventory level sunk to 0.3 month's-worth-of-supply.

Even though unit-sales are now decreasing seasonally, both the short-term trend and the long-term trend are showing we've hit a record number of unit sales overall this year.   

Next up we have my custom chart for the Average Sales Price, showing both the short-term and long-term trends:

The short-term line is below its peak but is now rising, matching the long-term line. Prices in this segment have risen strongly this year but, not as strong as the overall market. Thus, we expect at least a modest price rise for this segment for the near term.

Inventory-by-Month shows New Listings, Pending Sales and Closed Sales all declining. The result being a decrease in available inventory.

The middle graph shows both Closed Sales Prices and New Listings Average Price posting strong marks this month.

The final  graph shows a 4-Day decrease in the Average Days on Market; with the Median Days on Market declining by 2 days. The market has remained quite brisk by any historical standards.
