Estates and Moving Sales

As agents, we sometimes get into listings where the house just has too much stuff' It is common when people have resided long times in the houses and have a difficult time minimizing their possessions. That's when the experts get involved and assist with the removal and sale of the household materials and furniture.

This is where Lorrie Semler gets invited to ease the burden of selling off the possessions. Lorrie described here evolution from doing appraisals of possessions to estate sales through to ultimately getting a real estate license to complete the process.

As she described, here progression, she offered that most of the people involved in estate sales are not licensed and only as they get into membership with the National association do, they abide by a code of ethics.

Lorrie went into detail as to the reasons for calling in an estate manager. She also detailed the issues that can be found with each scenario as well as the extent of the work needed to be done.

The process of moving the estate becomes essential as all items in the house need to be identified and have a value placed on them.  Then comes the type of sale that will be needed whether it be a large auction, to an in-home sale or an online auction, and even using Facebook marketplace and similar.

She stressed repeatedly that everything in the house has a value and that nothing should have been thrown out unless it was decided by someone with authority that it was trash.

Lorrie won't do any work until she has determined it has a justified value and even then, only with a detailed contract. Her minimum requirement would be a minimum estate value of $10,000.

Within the contract would be defined the person responsible for managing the sale as well as who would have access to the property and when. Extra items such as removing the debris and items determined to be of little or no value are also defined.

Most sales are done within a couple of days for the smaller estates u to 7-10 days for the larger more valuable estates.  In her area, it is an active business and qualified appraisers get their calendars filled quickly.

It was an entertaining call with many questions from those in attendance.

Hi Ed Silva - You always do such a good job with the recap of these calls.  On my last listing that closed near the end of the year, I helped a client downsize into Senior living from a three-bedroom home.  So I have a fresh recollection of this.  But Lorrie takes it to a different level and showed us how she keeps all the balls in the air during this process.  It was a great call to hear all the nuance from her and situations that she tends to.
