Work continues this week to build our resource site called - Rural Properties in Clark County, WA. It's a niche we really want to hammer home. (No pun intended).  We're proud of our knowledge and expertise.  After living on a rural property since 2015, we have learned the nuances of this lifestyle. 

Like most lifestyles, living in the country isn't for everyone. But for those who do have a passion for it, information and shared resources is a big deal. It's what you don't know that tends to get you in trouble.

Therefore, helping people avoid the purchase pitfalls prior to moving into a rural home is goal of ours. There are far too many horror stories of people buying a property only to discover a problem that impacts their use and enjoyment. 

Even when a property in a rural location checks all the boxes,  buyers need a realistic attitude about on-going maintenance requirements. Life in the country takes work. Or, the ability to hire someone else to do the work. Either way,  it's important to be proactive.

As we worked on the plan for our series of videos and articles geared toward the rural lifestyle, we realized we needed a jumping point. The result, a home base video at the center to set the tone for what's to come.

Excellent video and your points are so good.  I have run into many unusual things when selling rural properties, one being Luke Air Force Base fly zones  outside of where most would even consider it being an issue. It is BY FAR the best choice to hire agents that know the ins and outs of  being rural properties.  You two are the best in Southern WA.

Thanks so much Anna Banana Kruchten CRS, Phoenix Broker - interesting to mention noise pollution. That can be a very big deal for many folks when looking for the right location. For example, we have a motocross in Washougal that can be very, very noisy several times a year. It's important to let any buyers know what to expect during the motocross competitions, etc.

Actually it was an issue with part of the 5 acre parcel being in a potential crash zone - which was interesting to find out as it's pretty far out. My buyers owned the 5 acres next door and wanted to purchase another 5 acres to build guest house etc.  They could built out barn and stable but that was it.  They moved on to another option.  That research took me down a rabbit hole that has served clients well over the last many years.  So interesting!

Great video, Debb and Bernie. You touch on so many issues that rural home buyers need to think about and do due diligence on before closing. You clearly have set yourselves apart in the rural homes market in your area. Anyone interested in a rural home in the Clark County area should certainly be in touch with you before they get started.

Grew up on one, own a 300 acre farm and you are right. The building maintenance when there are six and ones a big 100' barn and fields to plant, critters to tend, woods to manage. It's not Green Acres show funny but is the most rich rewarding experience. And your kids turn out the better for it with work ethic, skills. Hi Debb,
Rural and city properties have many differences and it IS critical to hire an agent that specializes in one or the other. I remember one of my rural listing was written up by an agent in Seattle. She made so many mistakes in NOT protecting her client from potential problems... among those (but not limited to) not asking for a well or septic inspection.  She never even saw the property.

We see it far too often, Carol. Pretty sad really to see how many buyers don't realize agents can't know it all.  Always best to hire one who specializes in the type of property desired.

I was born an urbanite and moved to the country with a growing family only to discover the hard way, rural areas are nice to visit on a short trip or annual picnic but actually living rural life is completely different! You pointed out many things I had to learn the hard way. Your niche is desperately needed to guide buyers and sellers of the wonders and the pitfalls beforehand.
