Kat Palmiotti, The House Kat….
Are you selling or buying land or a home? Then call The House Kat!
I am a licensed Montana Broker. Please note that as of December 2023, my real estate focus has changed. Specifically, I am now with the eXp Referral Division brokered by eXp Commercial. That means that if you need real estate assistance in Kalispell, the rest of the Flathead Valley, or anywhere in the United States, I will put you in touch with the right agent to assist you (based on our discussion of your needs). The information below will help you get to know whether you want to make the call to me.
When fully entrenched in Kalispell real estate, I primarily focused on land sales and purchases in the Kalispell and Kila area. If you needed to sell or purchase land or a home in that area, or the surrounding vicinity, I was ready to help!
My love of land started as a child. Once a year my parents would take out the brown boxes and make sure my sisters and I knew the rules. We could only bring what could fit in the box. So off we’d go to stuff clothes, books and other items in our box and the family would pack up the vehicle and head out for a two week camping trip.
Memories of nature
Those trips were the source of lifetime memories. Watching a moose swim across a still lake in Algonquin Park in Canada first thing in the morning. Feeding left-over birthday cake to Clydesdale horses wandering in a field. Finding out what happens when you play with the roof of a canvas tent in pouring rain. Listening to the sounds of the forest before anyone else wakes up. But mostly the memories surrounded the forest.
On a regular basis, my family would head off on a trail into the woods, armed with Audubon field guides. Upon finding a new tree, flower or bird, the books would come out and we would figure out what we were seeing. We would spend hours exploring, jumping into nearby lakes, walking through streams and simply marveling at all nature offers.
And even when I was at home with a backyard edged by woods, my sisters and I would spend hours climbing trees, exploring, rigging fishing poles out of branches, twine and safety pins, digging up worms, and heading to the pond to catch sunnies. I am forever grateful to my parents for introducing me to a lifelong love of the outdoors.
Love affair with the outdoors continues
Today I am elated to be living in a home nestled in a forest in Northwest Montana. Not a day passes where I don’t spend time outdoors, no matter the weather. I might be found gathering firewood to throw in the wood stove, tending my vegetable garden in the summer, hiking up a nearby mountain or just sitting on a bench listening to the sounds of nature.
And the season doesn’t matter. In the Winter, I find pleasure in looking for signs of animals or walking through the very quiet and peaceful woods as snow is falling. In the Spring, I love hunting for morel mushrooms or listening to bird chatter. Summertime is for vegetable gardening, eating outside, and soaking up the sun. And Autumn is the time to watch for wildlife.
Of all the places to be, Northwest Montana is, in my opinion, the best place on earth. Mountains, lakes, rivers and creeks are everywhere the eye can see. The area is home to Glacier National Park and Jewel Basin hiking. Any kind of outdoor activity is available. To say nothing of the fantastic people and food!
While driving to appointments, I often pull over and whip out my phone or camera. This portion of Montana has some of the best views anywhere. The photos here are just a few of the sights I’ve seen while out and about.
Helping Land Sellers and Buyers
So when I was considering which part of real estate I would like to primarily focus on, the answer was obvious. Rural land. The kind of land you need to wear hiking boots to fully explore. Land where you might get to the top of a hill and stop, in awe of the view you just found. And land where there might be multiple places to put a home. Where deer and elk still roam. Where homeowners can have privacy and the opportunity for self-sufficiency or walk out their door into the woods to hike, hunt, or just explore.
So often previewed land for out of town buyers, sending photos and videos so they can get a better idea of what type of possibilities abound. Or I was walking a 20 acre parcel for an out of town seller who was considering putting his land on the market.
Selling? If you were selling land, I consulted with you on ways to ensure your land is prepared and priced properly and that the selling attributes are highlighted well. If you were selling a home, I did the same and also provided tips to ensure your home was readied properly for sale. Based on current market trends which I tracked on a regular basis, we came up with strategies to meet your specific timing and pricing needs.
Buying? I helped you through the end-to-end transaction. Whether you were buying land or a home, we started by making sure you have the right documents in place to make an offer, including your pre-approval or proof of funds. I worked diligently with you, helping you to find the right property that met your needs. And I continued to be by your side until (and even after) the deed was in your name.
You still matter to me! Helping you find your dream property or sell your existing one so you can move on to the next phase in your life, is what I still do. But now that results in my finding you the correct agent to work with you as a team. I will refer you a results-oriented professional with strong communications, management, organization, negotiation, decision making and problem solving skills. On your end, you have a need. Let’s make sure your need is taken care of!
What do my past clients think?
Here are some of the thoughts of a few of my past clients.
What about community?
I love my area so much that I do whatever I can to help the community. For example, my husband and I both spend one day every two weeks building homes with Habitat for Humanity. It's a great way to give back, learn things, meet like minded people and get some exercise. I can't say enough about the experience.
I also joined the Flathead Valley Exchange Club and have been involved in various efforts to assist non-profits in the area. I chaired our project to run the first Field of Honor® event in 2022, which was a wonderful and rewarding event. And I'm now the president of the club. Anything that helps the military and youth is a “must” in my book!
One of the reasons for the change in my business strategy is my desire to spend more time helping those in my community who need help.
Is that it?
I've also started working on my family's woodworking business, called Rough Cut Products LLC. We make live edge tables, and will be adding new products in the near future.
And of course, life isn’t all about work. In my downtime, I love to spend time doing those things that make life full and balanced. Making memories with family and friends. Enjoying the beautiful outdoors, especially hiking, canoeing and exploring. Trying new things. Playing my piano. Doing crosswords. Reading. And of course cooking and trying new wines.
