This is a 5-year look at the Georgetown, MA Single-Family Real Estate Market. We are a small New England town & our population is growing (8700) and we are in short supply. We all know what low supply v. high demand equals...That's right higher prices.
The average sales price as a percentage of list price is 107.6% was up 7points.
Our average sales price from 2017 to 2021 is up almost $200,000.
The interesting thing is, 2021 saw the least amount of closed sales during that 5-year period. My personal opinion is as prices get beyond many buyers' ability to pay they move to a lesser-priced community or even cross the border into Southern, NH to find shelter that is more affordable.
