FANNIE MAE, FREDDIE MAC, INTEREST RATES, JOBS, AND THE STATE OF THE ECONOMY ARE CRITICAL FACTORS IN THE HOUSING MARKET
December 2021 stats are now available and I have the numbers for how the real estate market ended in 2021. Due to lack of inventory, the overall number of sales is down in all counties of the Dallas-Fort Worth Metroplex. Price per square foot continues to rise in five counties with Collin County having the biggest increase up 33% over last year followed by Denton County at 26%.

Collin County shares a small portion of the city of Dallas. According to the 2020 US Census Collin County is the 43rd largest county by population in the United States and it is still growing. Collin County got its name after Collin McKinney (1766-1861) one of five men who drafted the Texas Declaration of Independence.

DENTON COUNTY
Denton County is located in the Northern part of Dallas-Fort Worth, about 35 miles south of the Texas/Oklahoma border (one county south of Oklahoma) and borders Dallas and Tarrant Counties on the south and Cook and Grayson in the north. It covers 911 square miles and it is drained by the Trinity River. The largest lake in Denton County is Lake Lewisville. Lake Ray Roberts is also in Denton County.

Per the 2010 Census Records Denton County is the 9th most populous county in Texas in the northern part of the state. Denton County is sparse-suburban (predominately suburban with a small urban core). It is about 45 miles northwest of Dallas and approximately 36 miles from Fort Worth.

DALLAS COUNTY
2020 Census Bureau reported Dallas County the 2nd most populous county in Texas making it the 9th most populous in the United States. Dallas is located in the Southern United States south of Denton County. Portions of Dallas County extend into Collin County. Points of interest include the Dallas Zoo, Dallas Arboretum, and numerous Arts Museums.

TARRANT COUNTY
2020 Census Bureau reported Tarrant County the 3rd most populous county in Texas. It is home to the Fort Worth Zoo, Fort Worth Botanical Gardens, Japanese Gardens, the Arts and numerous Museums including the Fort Worth Stockyards.

ROCKWALL COUNTY
For a small town county, it doesn't get any smaller in Texas than Rockwall County with 149 square miles. It may be tiny but it's powerful! It's the 6th wealthiest county in Texas!!! The National Road of the Republic of Texas was constructed in 1840 running northeast from the Red River to Peter's Colony, near the site of present day Dallas. The County and Rockwall City are named for a wall-like subterranean formation that runs throughout the county.
