Truth, Lies and Myths of selling your home!

Is no stress selling really possible?

We all hear the commercials touting no stress, no showings and no open house when you sell your home with an ibuyer program. Have you wondered what these programs are all about?

There are times an ibuyer program is best for the seller. That is why I can present both an ibuyer option and a sales option for my clients. A savvy home seller can tell the difference and decide which is best for them. If you think selling to an ibuyer company might be the way to go, ask your Realtor® if they'll present both options. 

Often times sellers have to choose between the easiest option vs. netting the most money. It's good to know your options.

What do you gain when selling with a Real Estate professional?

As a professional Real Estate advisor, when I work with home sellers, my goal is to represent my client and help them reach their goals. Each seller's goal is unique to them which is why my approach is to listen, understand and guide.

Each agent and firm will have their own guidelines and methods of helping you reach your ultimate goal. Make sure you know what those are.

Myth: You have to do an open house when selling your home. 

Do you? My clients do not. I may recommend it at times to some people but it doesn't work for everyone. Some sellers really want an open house. In the end, it is up to the seller whether they have an open house or not. It is an option we discuss.

Possible Truth: You will probably have showings when selling your home.

The truth is, it has never been easier to sell your home. If you're trying to sell your home for the highest price and net the most money, it is very likely you'll need to have showings. Your NC Triangle Real Estate agent can list your home as "coming soon" and you might get sight unseen offers. It is not guaranteed. If you want to get the highest price the market will offer and net the most money, you'll want to get as many people into the house in the shortest amount of time possible. 

In the 2022 Real Estate market it is likely your home will sell within 2 weeks and possibly within a weekend. *This may not be the case with unusual or unique homes. I recommend my sellers take a weekend, visit somewhere nearby and let me do all the work of getting the house under contract. Marketing a home as coming soon can help as well. I develop a strategy for each home I list.

Possible Lie: Selling your home can be stress-free. 

Maybe, maybe not. Having showings and open houses when selling your home isn't necessarily the stressful part. For each person stress shows up in a different way.

Negotiating/doing repairs - This can be stressful to some people and not to others. Not all homes require repairs before selling. It is a choice. Sometimes, you have to do repairs even when selling to an ibuyer and sometimes you have to pay the ibuyer for repairs. Sometimes you can give the buyer a concession. It is negotiable and having your Realtor® guide you through the process is important. 

Potential of buyer falling through - This can happen a small percentage of the time. In 2021 we learned even an ibuyer can fall through on the sale too. No one wants this to happen. That's why you want your Realtor® to help you choose the right offer with the right terms from the beginning. 

No communication when you're under contract - Not knowing what is going on when you're selling your house can be very frustrating. You want to make sure you're working with someone who will be attentive to your questions and needs. 

Packing and Decluttering - This may or may not be stressful but it can be difficult for some. It is necessary to move regardless of whether your house is going on the market or you're selling to an ibuyer. If that's the case, ask your Realtor® for resources to help get the job done.

What about stress that may be unavoidable? The feeling of nostalgia when packing up your home or the stress of leaving a home where you've built memories is often the stress people really feel when moving. This can't be avoided but having someone who "gets it" can help. Moving is one of the big stressors in life. It may not have anything to do with open houses and showings. It can hit you like a brick before you know it. It can surface as anger, emotions, frustration, moodiness, overeating and other ways. Hang in there, we've got you! We will celebrate with you once the house is sold.

So how hard is it to sell your home using an agent vs. selling to an ibuyer?

It doesn't need to be any more stressful. Our goal is to make it as stress free as possible. Honestly, most people choose to net more money which is why the choose to sell the traditional way. It is a choice though. And it is your choice.

Great synopsis of the selling process, including iBuyers.  The one thing iBuyers usually do not advertise, the price their purchase price.  Convenience comes at a price, unless it was Zillow and they happened to overpay.  Most professionals will not overpay.  I really like your idea of comparing the two options to see which way is best for the homeowner.

I don't have a problem with comparing. Z did overpay on some properties which is why they aren't buying and some of those fell through.

Carla, we are seeing a few companies offering a buy-out amount and tough to compete with them, but sometimes a homeowner will see a higher price with a traditional sale.

Selling to an iBuyer program will net less money and in this market that could mean significant dollars.   The ibuyer option means taking an offer that is less than market as the program sponsor wants to make a few extra dollars as well.  They will 'low-ball' an offer with no showings, wait for the home to be vacant, then stage and sell it for maximum dollars.  Working direct with a professional agent will mean showings, but it will also get a value well beyond ibuyer values, even after sales expenses.

I just had a client who after talking with me, talked with a neighbor who told her to check out an Ibuyer firm. The first question they asked her was how much do you want to get out of your home?  She got a bad vibe from that.  She told me that I have the listing.
