Unit-Sales End the Year Strong; with Sales Prices Powering to another New High Level for Battle Ground WA Real Estate in December 2021
Battle Ground has closed out the year with a continued hot real estate market with prices rising at a 21%+ pace. The number of Unit's Sold was 13%+ higher (75 units) than last year; and ended the year with the Super Low 0.3 Month's worth of Inventory. Here are the highlights for this month's report:
- The 3-Month Moving Average Sales Price increased by approximately $22k and is now $625,650 which is 21.52% higher than last year; with the 12-Month Moving Average now at $584,763 or, 23.01% compared to last year.
- The Inventory level for Resale Homes at any one time is now at a record low, 0.3 Month's of Supply.
- Approximately 66 Pre-owned Homes closed this month, compared to 55 Sold in 2020; an increase of 11 homes (+2.0%).
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) for the same month in 2020.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); down from 1 (1.82%) in December 2020.
The Average Sales Price for Battle Ground actually moved up strongly + $22,318, ending up at $625,650 this month; and now its lead over Vancouver's price-level is $133,404!
We now show my custom chart that tracks the trend for Average Number of Pre-owned Properties Sold; with the short term (3-months-trend shown in red) and long term (12-months - blue) trend-line:
The short-term trend actually shows a great slowing in its seasonal downward move - almost stopping, in fact. The short-term line is also above the long-term line, while the County average has the two lines meeting up this month. The Long-term trend made a new high last month, and is still climbing this month.
Continuing on, our next chart shows the Average Sales Price trend, short and long term:
The large upward move in the Short-term is clearly visible in the red-line; and the overall slope for the past year is quite steep. The Long-term trend is also moving up steeply with out any signs of a pause this past year.
Our final charts are from RMLS for Battle Ground WA and show:
New Listings fell strongly, while Pending Sales declined but at a slower rate than new listings; with Closed Sales rising rather strongly for the final month of the year. This combination caused Active Inventory to shrink to an all-time low of 0.3 Month's worth of Supply!
In the second graph, The Average Price for New Listings posted a relatively weak mark; with Closed Sales prices coming in strong but below their high.
Finally, Average Days on Market rose by 8 days; and Median Days also rose by 4 days ending at the relatively low 11 days level. The pace is still rather quick for this time of year, and yes, it is still a Seller's Market.
