As the Millbridge Real Estate Snapshot below shows, both median home listing and sale prices increased significantly during the 4th Quarter 2021 compared with the same quarter one year ago. Average home sale price was $506,230, which was also almost $14,000 higher quarter-over-quarter. Home sale prices ranged from a low of $378,118 to a high of $725,000 in Millbridge during Quarter 4 - 2021. Home sellers received 102.3% of asking price, on average in the 4th Quarter 2021.
Median sale prices of Millbridge homes averaged 100.9% of asking price in the third quarter 2021. Median home sale price was $490,000 during Quarter 4 -2021. This was almost $19,000 higher quarter-over-quarter. Median sale prices are now at their highest-ever levels in Millbridge history.
Average home listing prices also increased in the 4th Quarter 2021 compared with the same quarter one year ago. Average list price increased 24.90%, while average sale price increased 28.73%.
49 homes sold during the 4th Quarter 2021, 19 fewer homes than during the same quarter last year. New listings were down with 15 fewer listings year-over-year. Some of this drop in new listings can be attributed to fewer new construction homes for sale, as can the fewer sales.
Average days on market in the third quarter were 67 (up from 46 days year-over-year). One reason for the 67 days on market is the new construction still going on in Millbridge, which increases days on market as construction time often goes into the days on market calculation. 20 of the 49 homes that sold in the fourth quarter were new construction. Days on market for resale homes, only, were just 4 days in the 4th quarter 2021, while median days on market for resale homes were just 3 days.
At quarter-end, two new construction homes were actively listed for sale. At the end of the fourth quarter 2021, 10 homes were under contract, seven of which were new construction. For a community that will have some 2,000 homes once completed, this shows just how impossibly tight inventory is in Millbridge.
