Santa Cruz Housing Market Update 2021

I am here to give you a quick recap of our year and the Santa Cruz housing market in 2021. It was really an intense year. We saw  a huge amount of appreciation over 18% home values rose in Santa. Cruz county and the average home price hit 1 million 330,000 that’s about 200,000 dollars more than a year before.

 

That means the average homeowner in Santa Cruz saw their property value increase by at least $200,000.

 

Early January 2022, there's less than 100 homes on the market. There's actually less than 90 homes on the market right now in January 2022. 

 

I don't think we’ve ever had less than a hundred homes on the market in the history of Santa Cruz real estate and this is causing the home prices to really go up because of the low low inventory. Last year there were about 200 homes on the market.

 

Right now we're less than 90 homes for sale in the entire county. For townhomes and condos there are 15 on the market right now, that's it! If you were thinking about selling, I'm not sure if  I ever saw a better time with these few homes, there's no competition, interest rates are still really low.

 

 

If you're thinking about buying a home in 2022, we should talk now and get our strategy together and see what we can do to maybe find some off market properties.
