Waterbury CT 2021 Year End Real Estate Market Analysis

 

The year 2021 continued the market rush that started with the Pandemic crisis of 2021, and the continued lower interest rates. 

In the world of real estate, the exuberance of the business that had started in 2019 started to slow the enthusiasm as people became wary of venturing into homes not knowing who was there or their health. Likewise, sellers were wary of having people come into their homes and possibly bringing in a bacterial issue that would infect their families.

In spite of the pandemic the market in Waterbury CT began continued the previous year's rise and finished the year strong.

For the year 2021, the market sales or absorption rate for Waterbury CT was 88 sales per month, with an average sales value of $201,881 and average days on market of 37.
The Median sales value was $198,150 with median days on market of 18.  Properties sold at 103% of asking price.

 

With the current inventory at 67 active homes for sale, this is slightly less than 1 month of inventory which is a very strong seller's market.

 

For the year 2020, the market sales or absorption rate for Waterbury CT was 78 sales per month, with an average sales value of $154,998 and average days on market of 56.

In spite of the health concerns, sales were stronger by an average of 10 units per month at an average increase in price of 22% with less days on market. Sales appear to be consistent and have exceeded the previous year/Iit was a decidedly stronger market as there were less listings put up and competition for those that were was aggressive.

 

The New Year will start off with a strong report as there are 155 listings currently going through the closing process and as the weather gets warmer more activity will surely hit the market.

Good morning, Ed... at two months of inventory you are still in seller market territory... you need to double that inventory to get close to a balanced market. I don't know about your market, but I don't see our inventory doubling any time soon. Of course, in my market we would need to at least triple our inventory to get to more of a balanced market.

Kathy Streib   I have been doing these more for buyers that are still on the fence.

Brian England   The inventory can be a little misleading as there are some large homes that have unrealistic numbers for the area.  They think they are in the adjacent towns. Plus, I caught an error in the inventory as it is less than a months' worth of units.

Wanda Kubat-Nerdin - Wanda Can!  made a little error, as the market is as strong as so much of the rest of the country and but for a few homes that are grossly overpriced would have been less inventory
