Six homes sold in Hunter Oaks in the 4th quarter of 2021, 10 fewer than in the same quarter one year ago. As new listings were down 81.25% year-over-year with just three homes listed in Q4-2021 versus 16 homes listed in Q4-2020, it's not surprising that the number of closed sales were also down 62.5%.


Average home sale prices were up 28.81% compared with the 4th quarter in 2020. Median sale prices for Hunter Oaks homes also increased 20.1% year-over-year. Average sale price was $645,833. The median sale price was $587,000 Home sale prices ranged from a low of $525,000 to a high of $836,000 during the 4th quarter. Median sale prices reached historic highs in Hunter Oaks in the Fourth Quarter 2021.


On average, sellers received 102.2% of list price in sale price during the 4th quarter 2021 and 101.3% on a median basis.


Average days on market were 12 compared with 10 days one year ago. Median days on market were seven days.


At the end of the 4th quarter 2021, NO homes were listed for sale in Hunter Oaks and NO homes were under contract. For a community with some 1,000 homes, inventory is beyond razor thin.

In a rural CA costal town, my client bought a newer home that was bought 8 months prior. Seller made +40%- closing cost.  Then in Dec 2021 some one sold the same floor plan for +50K more after he had it for 4 months.  Crazy market.  This is 2 hours away from urban area.
