I always recommend to client sellers to get a home inspection prior to listing so you know what will be found and have an opportunity to correct it

100% of the time I recommend a buyer get a home inspection.  It's just smart and the best thing to do.  I had an experience a few months ago where my buyer was having such a hard time finding a suitable home for her and her 5 children.  When she finally found the perfect house, she decided to waive the inspection.  Bad decision. It has cost her dearly.  I now am able to share the details of her decision with buyers who are thinking it is a way to win a deal.  It's not a WIN/WIN if you win the deal and then end up paying OVER ASKING and also pay for all kinds of hidden defects that end up costing you thousands of dollars.  A total financial mistake that can be avoided if a buyer takes the advice of their Realtor and get a Home Inspection.
