Providence Pointe homes sold at 102.4% in 2021 of asking price on average (compared with 98.8% in 2020). Average days on market in 2021 were 10 days, nine days fewer than in 2020.

Southampton remains a popular Ballantyne neighborhood for home buyers looking for a more affordable home. 19 homes sold in 2021 at an average sale price of $417,921 compared with 24 homes sold in 2020 at an average selling price of $337,396. Sellers received 105.7% of listing price in final sale price in 2021 compared with 98.5% in 2021. Average days on market were just 5 days in 2021 compared with 34 days in 2020.

One of Ballantyne area's "earlier" communities built during the 1990's with wonderful community amenities, Thornhill saw 23 homes sales at an average sale price of $506,180 in 2021 compared with 28 home sales in 2020 at an average sale price of $417,612. Sellers received 101.9% of list price in final sale price compared with 100.6% in 2020. Average days on market in 2021 were 9 days compared with 13 days in 2020.

PIPER GLEN

Built around a championship golf course designed by Arnold Palmer, Piper Glen had 41 home sales in 2021 at an average sale price of $949,915 compared with 38 closed home sales in 2020 at an average sale price of $840,900. Since 2019, the average sale price of Piper Glen homes has increased over $200,000. Home sale prices ranged from a low of $509,000 to a high of $2.2 million. Sellers received 100.6% of asking price. Average days on market were 13 in 2021, compared with 62 in 2020 (a number was skewed by one home that sat on the market for 727 days).

One of the Ballantyne area's very oldest communities and still most affordable, built out in the 1980's, Raeburn had 17 homes sales in 2020 at an average sale price of $360,043 compared with 21 closed sales in 2020 averaging $310,375 in sale price. Homes sold at 102.5% of list price on average compared with 100.2% of asking price in 2020. Days on market in Raeburn in 2021 were eight days compared with 15 days in 2020.

One of Ballantyne area's most popular neighborhood for its schools, amenities, and affordable pricing, Southampton Commons had 16 home sales in 2021 at an average sale price of $443,619 compared with 10 homes sold at an average price of $341,500 in 2020.  The 16 closed homes sold at 105.3% of list price, on average, compared with 99.7% in 2020. Average days on market were just 2 compared with 21 days on market in 2020.

The award winning community of Ardrey saw 16 closed home sales in 2021 at an average sale price of $641,537 compared with 26 closed home sales in 2020 at an average sale price of $579,333. Sellers received 101.3% of list price in final sale price compared with 99.6% in 2020. Average days on market in 2021 were 18 days compared to the 36 days on market in 2020. One home that was on market for 235 days skewed the 2021 average days on market. Without this home in the calculation, average days on market were just four days.

Ballantyne Country Club in the heart of the Ballantyne area had 54 home sales in 2021 at an average sale price of $1,112,767 compared with 62 home sales in 2020 at an average sale price of $931,265. Home sale prices ranged from $555,000 to $2,255,000. Home sale prices in 2021 were 99.9% of list price compared with 97.9% in 2021. Average days on market were 31 in 2021 compared with 38 in 2020.

Sellers received 103.3% 98.2% of listing price in final sale price, 5.1% higher than in 2020. Average days on market in 2021 were 32 compared with 44 days in 2020. The 2021 average days on market were skewed by one home that was on market 363 days and another for 228 days. Median days on market were just three.

Home prices ranged from a high of $795,000 to a low of $290,000. In 2021 home sellers received 101.5% of list price in sale price compared with 99.3% in 2020. Average days on market in 2021 were eight compared with 27 days in 2020.
