12 Hot Selling Neighborhoods To Watch In Charlotte's Waxhaw | Weddington | Marvin Areas In 2022

 

Charlotte metro area's Waxhaw | Weddington | Marvin areas in Union County remained hot in 2021, especially luxury home neighborhoods. 12 neighborhoods in the Waxhaw area were particularly hot in 2021 with at least 20 closed sales and are worth watching in 2022 for continued demand. 

 

7 neighborhoods on the 2021 list have been hot neighborhoods for five consecutive years now -- Millbridge, Lawson, Cureton, Hunter Oaks, Providence Downs, Providence Downs South, The Courtyards at Wesley Chapel. One neighborhood made the 2021 hot neighborhoods list for a second consecutive year -- Somerset. New on the list of hot Waxhaw neighborhoods in 2021 are Cortona,  Weddington Chase, and Tuscany.

 

Excellent schools, reasonable property taxes, communities with resort-style amenities, historic downtown Waxhaw all contributed to the high demand for Waxhaw area homes. Demand for Waxhaw area homes made Union County the 7th fastest growing county in North Carolina and the 85th fastest growing county in the USA.

Millbridge remained the #1 selling neighborhood in the Waxhaw area with 250  homes sold at an average sale price of $455,394 compared with 320 homes sold in 2020 at an average sale price of $389,247. Sellers received 102% of list price in final sale price, compared with 99.4% in 2021. Days on market averaged 14 days, compared with 46 days in 2021, when more new construction homes were available for sale.

 

Named Community of the Year in 2016 and again in 2019, Millbridge is one of Waxhaw, North Carolina's most desired master-planned communities with top rated schools, Millbridge is an idyllic neighborhood set on 920 picturesque acres with tree-lined sidewalks, pocket parks, common squares, green way systems and trails, 250 acres of green space.

On average, sellers received 103.5% of list price in final sale price compared with 100% in 2020. Days on market averaged 4 days compared with 39 days in 2020.

Average days on market were 7 compared with 49 days in 2020.

Cortona is a new construction community built by Lennar and almost complete, which accounts for the much lower level of closed sales in 2021 versus 2021. Cortona features a clubhouse, fitness center, recreation area for residents to enjoy.

Weddington Chase is a 295 home neighborhood developed and built by John Wieland Homes beginning in 2001. Homes range in price from $750,000 to over $1 million.
