Month of Jan. 2022 – Happy New Year to all. Hard to believe January is already behind us. Unit sales of 40 homes is two less than prior year, a 5% decline. Average Sale Price leapt up 35.4% to $443.7k. This is no fluke as the Sale Price per sq. ft. also rose a similar 34.1% to $241.6$/ft. Median Price Per foot was a greater increase of 37.5% to $240.3. So-called entry-level homes are hardly affordable any longer with $300k being the low-price threshold. Sale price per sq. ft. has pierced through the $300/ft ceiling several times in 2021 and again this month. Many clients ask me “when is going to stop” as we all know all markets run in cycles. On the other hand, I see little on the horizon to cool off this hot trend. Sun City Texas is a highly desirable place to live and precious little inventory cannot keep up with the demand. Looking ahead to February 2022, there are 42 re-sale homes currently contingent or under contract/pending. It seems likely we will exceed last February’s total of 27.
