10 Hot Indian Trail, NC Neighborhoods To Watch In 2022

 

Indian Trail in Union County remains one of Greater Charlotte region's more affordable areas for homes, with any number of communities still selling in the $300,000's. 823 homes sold in the Indian Trail/28079 zip code area in 2021 at an average price of $387,770. This compares with 822 homes sold in 2020 at an average price of $312,761. Indian Trail home sellers received 103.2% of list price in final sale price in 2021 compared with 99.5% in 2020. Homes not only sold for more, they sold more quickly -- in 13 days, on average in 2021, compared with 30 days in 2020.

 

Five of these 10 neighborhoods have been top selling neighborhoods in Indian Trail for six consecutive years: Fieldstone Farm, Brandon Oaks, The Enclaves at Crismark, Lake Park, and Crismark.

BRANDON OAKS

94 homes sold in Brandon Oaks in 2021 compared with 69 homes sold in 2020. Brandon Oaks remains a perennially favorite and affordable Indian Trail neighborhood, although the average sale price in 2021 rose to $365,083 compared with $300,906 in 2020. Average home prices have increased more than $110,000 since 2017.  Average days on market in Brandon Oaks were just 5 days in 2021 compared with 14 days in 2020. Home sellers received 104.1% of asking price in sale price in 2021 compared with 100% in 2020.

A Centex/Pulte community built between 2008 and 2015, Fieldstone Farm saw 32 homes sales in 2021 compared with 25 homes sold in 2020. The average sale price in 2021 was $378,813 compared with $302,446 in 2020, which was the first year average home prices exceeded $300,000 in Fieldstone Farm.  Average days on market were just 4 days in Fieldstone Farm compared with 14 days in 2021. Sellers received 103.5% of list price in final sale price compared with 99.1% in 2020.

40 homes sold in Crismark in 2021 compared with 47 homes sold in Crismark during 2020. Average sale price increased considerably to $452,212 in 2021 from $317,238 in 2020 and $279,352 in 2019. Average days on market were 9 days in 2021 compared with 18 days in 2020. Sellers received 104.2% of asking price in final sale price compared with 100.1% in 2020.

Sellers received 101.4% of list price in final sale price in 2021 compared with 99% in 2020.
