10 Hot Selling Indian Land/Lancaster, SC Neighborhoods In The Greater Charlotte Area In 2021 To Watch In 2022
The Indian Land/Lancaster, South Carolina area of Charlotte continues to be hot, hot, hot in terms of buyer demand for homes. Here are the 10 hottest selling neighborhoods in Indian Land in 2021, each of which had 40 or more homes sales. In each of these neighborhoods, homes sold for more money and more quickly throughout 2021 than in 2020.
Five of these nine neighborhoods have been on the "hottest neighborhoods to watch" list since 2016 -- Bridgemill, The Retreat at Rayfield, Walnut Creek, Legacy Park, Sun City at Carolina Lakes. Queensbridge has made the hot neighborhood list for the fifth consecutive year in a row; while Treetops made the list for a fourth consecutive year. Avondale and Ansley Park are on the "watch" list for a third year. New construction continued to "rule" in Indian Land in 2021.
BRIDGEMILL
Originally developed by John Wieland homes, beginning in 2005, Bridgemill is now being built out by Pulte Homes, who purchased the John Wieland company some years ago. A total of 64 homes sold in 2021 in Bridgemill compared with 76 homes sold in 2021 at an average sale price of $648,511 compared with $546,843 in 2020. That's over a $100,000 increase in average home prices in one year. Homes sold at 101.7% of list price compared with 99% in 2020. Average days on market were 13 days.

THE RETREAT AT RAYFIELD
Developed by Lennar Homes and Taylor Morrison, The Retreat at Rayfield saw 43 homes sell in 2021 compared with 53 homes sold in 2020. The average sale price in 2021 was $553,783 compared with $455,888 in 2020 -- another community with average sale prices up almost $100,000 year-over-year. Homes sold at 101.8% of list price compared with 98.3% in 2020. Average days on market were just 7 compared with 104 days in 2020. The major reason for this significant drop in days on market stems from the fact that the community is fully built out and new construction homes are no longer available.

Average days on market were 19 compared with 53 in 2020. Builders in Walnut Creek included DR Horton, Eastwood Homes, M/I Homes, Smith Douglas, Lennar with new construction continuing in Walnut Creek.

A well-established community in Indian Land built by DR Horton and Orleans Homes beginning in the early 2000's, Legacy Park had a total of 51 sales in 2021 compared with 52 sales in 2020. Average sale price in 2021 was $345,679 compared with $294,181 in 2020. Homes sold at 104.1% of of list price on average in 2021 compared with 100.1% in 2020. Average days on market in 2021 were just 5 compared with 17 days in 2020.

Average sale price in 2021 was $420,667 compared with $361,622 in 2020. Homes sold at 101.2% of list price compared with 98.4% in 2020. Average days on market were 16 days in 2021, 71 fewer days than in 2020, underscoring the increasing demand for 55+ communities in the Charlotte region.

Developed by Lennar Homes, Treetops saw 49 home sales in 2021 compared with 82 closed sales in 2020. The average sale price was $428,221 in 2021 compared with $360,955 in 2020. Average days on market in 2021 were 30 compared with 48 days in 2020. As of 2020, Treetops was in its last phase of construction and close to being fully built out which accounts for the fewer homes sold and lower days on market year-over-year.

Developed by Pulte Homes, Queensbridge is a newer community in the heart of Indian Land with two "villages" comprising the subdivision. Construction began in 2016. 67 59 homes sold in Queensbridge in 2021 compared with 59 homes sold in 2020. The average sale price in 2021 was $534,789 compared with $433,678 in 2020. Since 2018 the average sale price of a Queensbridge home has increased about $135,000. Homes sold at 100.4% of list price in 2021 compared with 100.2% in 2020. Average days on market were just 8 days in 2021.

Average days on market were 11 days in 2021 compared with 45 days on market in 2020.

Average days on market were 38 compared with 79 days in 2020.
