In January 2022 there were 70 homes sold in San Marcos’ 2 zip codes (92069 and 92078), 22% fewer home sales than last month. Here’s the breakdown of overall activity.
Single Family Homes Sold
49 (down 31%); 14 Average Days on Market; Average Sales Price $1,097,056 (up 6%); Average sale 105% of original asking price
Condos, Townhomes and Duplexes Sold
21 (up by 2); 23 Average Days on Market; Average Sales Price $603,045 (up 6%); Average sale 103% of original asking price
Overall sales volume in January declined, with a large decrease in single family home sales but 2 more condo, townhome and duplex sales. The average sales price rose for single family homes, and for condos, townhomes, and duplexes. Sales prices ranged from $127,200 to $3,000,000.
The average time on the market (DOM) was longer for single family homes, and for condos, townhomes and duplexes but remains well under 1 month. Buyers should make quick decisions about touring homes that fit their needs, and then making offers, since over half (51%) of the homes went pending in 1 week or less.
Some buyers negotiated their sales prices down from list price, however, the majority (77%) paid asking price or more! The median sales price of single family homes was $930,000 (up 1%), and $645,000 (up 25%) for condos, townhomes and duplexes.
There were 4 San Marcos home for sale at the end of January with an Active Under Contract status, compared to 9 last month. These homes are included in the overall Active statistics below.
The San Marcos housing inventory rose slightly in January, with 34 homes for sale (32 last month); list prices range from $174,500 to $2,995,000. This represents a supply of 17 days for condos, townhomes and duplexes (the same as last month), and only 10 days for single family homes, up from 8 days in December, based on the rate of sales over the last 3 months.
Based on inventory and demand, San Marcos continues to be a very strong seller’s market.
In January 2022 we saw more new listings, 86, compared to 56 last month – a nice increase following several months of decline. The number of homes going pending also rose, from 60 last month to 71 (excluding homes that closed in January). It was a busy month for buyers and sellers.
