6 Hottest Selling Fort Mill & Tega Cay, SC Neighborhoods In 2021 To Watch In 2022
When you're hot, you're hot... and the Fort Mill/Tega Cay, South Carolina housing market in Charlotte's metro area was hot, hot, hot in 2021! Five of the six hot neighborhoods are on this list of the hottest selling neighborhoods for a fifth consecutive year. New construction continued to sell well in 2021 in Fort Mill with buyers willing to pay a premium for those new homes.
Top-rated schools continue to also attract families to the Fort Mill/Tega Cay area:
- 6 of the top 20 ranked public middle schools in the Charlotte Region for 2022 are in Fort Mill.
- Both of Fort Mill's two public high schools are ranked in the top 15 high schools in the Charlotte Region for 2022.
1561 homes sold in Fort Mill/Tega Cay in 2021 at an average sale price of $501,125 compared with 1,646 homes sold in 2021 at an average sale price of $430,829. List to sale price ratio in 2021 was 101.6% compared with 99.1% in 2020. Average days on market in 2021 were 16 days compared with 42 days in 2020. Median days on market were also much lower at 3 days in 2021 compared with 9 days in 2020.
BAXTER VILLAGE
Baxter Village remained the #1 best selling Fort Mill in neighborhood in 2021 and best selling neighborhood for a fifth consecutive year with 88 homes sold compared with 95 homes in 2020. The decrease in homes sold year-over-year is not surprising given the lack of inventory experienced throughout the year. Average sale price of $591,892 was considerably higher than the average sale price of $537,796 in 2020 and $497,521 in 2019. Sellers received 101% of list price in 2021 compared with 98.5% in 2020. Homes sold, on average, in 10 days in 2021 compared with 36 days in 2020.

Waterside at the Catawba, a newer community developed by Lennar Homes and Taylor Morrison, remained popular with Fort Mill home buyers in 2021. 69 homes sold in 2021 compared with 67 homes sold in 2020. The average sale price was $445,964 compared with $402,576 in 2020 and $343,526 in 2019.. Sellers received 102.2% of list price in 2021 compared with 99.1% in 2020. On average, homes sold in 6 days in 2021 compared with 40 days in 2020.

An active adult, 55+ community developed by Pulte/Del Webb, Carolina Orchards had 77 home sales in 2021 compared with 48 home sales in 2020. Average sale price in 2021 was $491,626 compared with $447,489 in 2020. On average, homes sold at 100.3% of list price in 2021 compared with 98.5% in 2020. Average days on market were 20 days in 2021 compared with 52 days in 2020.

Average sale price was $655,743 in 2021 compared with $589,878 in 2020. Sellers received 100.8% of list price in 2021 compared with 99.8% in 2020. Average days on market in 2021 were 10 days.

Springfield is another perennially hot Fort Mill neighborhood and saw 46 home sales in 2021 compared with 51 home sales in 2020. The average sale price in 2021 was $796,859 compared with $762,372 in 2020 and $643,151 in 2019. Sellers received 101.7% of asking price on average compared with 98.9% in 2020. Homes sold in 8 days, on average, in 2021 compared with 44 days in 2020.

Massey remained a hot new construction community in Fort Mill with 51 home sales in 2021 compared with 81 home sales in 2020. Primary builders in Massey included Ryan, David Weekley, Taylor Morrison and Essex Homes. Average sale price in Massey was $542,236 in 2021 compared with $427,080 in 2020.
