Are you continuing to do this? What," you ask? Real estate agents often profusely market homes with flyers and real estate ads which contain a great deal of information, but often purposefully exclude price. 

In the past it was done because we hoped our flyers and yard signs would make our phone ring. However, with the advent of Zillow, and other on-line websites which provide an interested party the same information, PLUS price at the few taps on a keyboard, it seems futile to continue the practice. 

For example, recently I have read several “New Listing” notifications here on ActiveRain. There was the usual plethora of information given, but no price! Because the blog ads didn’t provide it, I simply plugged the address into a Google search, and popped up several links to various sites on the internet which provided the desired list price. BUT, along with it, came the names of other agents, via Zillow, Realtor.com, etc. So, in essence because readers had to leave the “Just Listed” blog where a blogger has provided all information needed about the property, they had left the site to go elsewhere to get price, and they lost connection with the agent who listed the property. Is that really what agents want to do? 

What are your thoughts on this?

Myrl sites like Zillow have created a need to do things differently or risk our clients going else where.

I keep an eye on the Denver market as my daughter lives there and when prices get more reasonable (will they ever?) she hopes to buy. At any rate, I find myself on a good site and they want me to register, the second it happens I bail. So often, I use Redfin or Zillow to look, even though I don't care for either....and YES about the price. It's no mystery, don't send people to other sites to find information.

Since the 70's when I first entered the business, I always included the price. People will shy away from doing business with you when they think you are hiding something. Enjoy your day.

Hi Myrl -in most cases I think the price should be there unless you have unique situations like Endre.  It is good that you put this out for opinion.

I have tried it both ways, with price and without price.  I have also experimented with flyers supplied at the for sale sign and without flyers.  It is rare for me to get any phone calls regardless.

Myrl, in the days of technology people can and will get the information they want. If you include the price, they may call you. If you don't, they'll pivot away from you and call someone else.

The only time I used flyers was for an open house.  We dent have time for either any more, but the price was always there

You make a great point Myrl. With information so readily available online, it is logical to add the price to marketing and advertising material!

 I agree with you Myrl Jeffcoat you can't hide the price. You can simply go online and see price, details, photos, video, etc. Those days are gone and thems that say otherwise are in a fading career or do not have listings. Marketing needs to evolve with the times.

I believe you should reveal both the price and the location. Unless your territory is small, the listing could be 40 miles from where a potential buyer wants to live. Making them go hunt for it (or call you) is a waste of time.

Hi Myrl! I'm with Endre Barath, Jr. on this one! As one who focuses on listings (more so in the past than now as I'm heavier on the buyers now!), I have tried it both ways. 

I can say with 100% certainty that not listing the price makes my phone ring 100 times more than listing the price. Yes, people may go to Z, T, or R to find the price but, they will phone me. Why? Because I am the listing agent and in today's market, they WANT to deal with the listing agent!

Myrl Jeffcoat  great point indeed ! Marketing has changed and receiving information has also. Yes , some buyers do want to work with with the listing agents, but for the ones that want information fast they will go elsewhere. 

So glad Kathy Streib  featured this as I missed it

Hi Myrl Jeffcoat, You make a great point!  What I like to do is put a link to my website that has a whole lot more information including the price. I generally will state that they can find the pricing at the link. 

I sometimes put a link to the flyer which also has the price on it.  It is pretty simple, I want to drive viewers to my website.

Myrl Jeffcoat - I haven't used flyers in a long time either. Here in Texas we are a non-disclosure state when it comes to listing prices and we are not allowed to post that information on flyers or social media or there are consequences, if reported or caught. I understand your point and many have wondered, well, everybody else is doing it, why can't I?  Until the rule is lifted, my hands don't want to get caught in the cookie jar.

Myrl, I used to not have the price on the flyer, just in case we did price reductions, but now we rarely see flyers.
